Witnesseth that the said parties of the first part for __ and in consideration of the sum of two hundred dollars lawful money of the United States of America unto them well and truly paid by the said party of the second part on or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged have granted bargained sold aliened enfeoffed released conveyed and __ and by these presents do grant bargain sell alien enfeoff release conveay and assign unto the said party of the second part his heirs and assigns. all the Following __ or parcels of land situate in the Township of Wayne formerly North Sewickley) in the county & state aforesaid in the town of Stealysville as laid out by William Huff? and numbered upon the ___ plan of said town numbers one (1) and nineteen (19) bounded and described as follows viz. No. 1, bounded on the north by the Shenango township line, on the east Main street, on the south by lot No. 2, on the west by water Street, No. 19. bounded on the north by alley on Shenango township line, on the east by lands of William Mcconahy, on the south by lot no 18 on the west Main Street being seperated from Lot No. 1 by Main Street aforesaid supposedly containi in all forty two perches be the same more or less Which ___ aforesaid (1) and the lots above described being part of a larger tract of land granted & confirmed to Peter Book by the commonwealth of Pennsylvania by patent bearing date at the land office 24th day of April A.D. 1805 which patent is recorded in Patent Book I? page 186 And the said Peter Book and Margaret his wife did by their deed dated the sixth day of February 1834? convey the same to William Nuff which deed is recorded in the office for recording Deeds in the county of Beaver in Deed Book __ page __ together with the plan of said Town which is recorded in Book, 1? page 331 and the said William Nuff and Nancy his wife by their deed dated the _ day of December one thousand eight hundred and thirty six convey the above described lots or parcels of land unto Stephen Phillips and the said Stephen Phillips and his wife Rhoda his wife did by their deed the 17th day of August A. D. one thousand eight hundred and thirty seven convey & confirm the same to Joseph W. Maynard and the said Joseph W. Maynard and Susan his wife by their deed dated the __ day of September one thousand eight hundred and thirty seven did convey the same to William McConahy the grantor above named &c reference to the foregoing deeds __ willfully and clearly appear the chain of ___ which last deed is recorded in Deed Book I?J page 32? Together with all and singular the buildings improvements ways waters, watercourses, rights liberties privileges hereditaments and appurtenances whatsoever thereunto belongint or in any wise appertaining. and the reversions and remainders rents issues and forfits thereof and all the estate right title interest profits __ and demand whatsoever of the said parties of the first part in law equity or otherwise howsoever of in and to the same and every part thereof. to Have and to Hold the said described lots or parcels of land numbered one (1) and nineteen (19) situate in the town of Stealysville with all the hereditaments, and premises hereby granted or mentioned or intended so to be with the appurtenances unto the said party of the second part his heirs and assigns to and for the only proper use and behoof of the said party of the second part, his heirs and assigns forever and they the said parties of the first part their heirs executors and administrators do by these presents covenant grant and agree to and with the said party to the second part his heirs and assigns that they the said parties of the first part their heirs all and singular the hereditaments and premises herein above descrribed and granted or mentioned and intended so to be with the appurtenances unto the said aprty of the second part his heirs and assigns against them the said parties of the first part and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof shall and will warrant and forever defend In witness whereof the said parties of the first part have to these presents set their hands & seals. Work Beaver County SS Be it remembered that on the 21 day of September Anno Domini 1847 before me the subscriber a justice of the peace in and for said county personally came the above named William McConahy & Mary his wife, the grantors in the above and foregoing Indenture or instrument of writing and did severally acknowledge the same to be their act and deed for the purposes therein expressed and desired that the same might be recorded as such. She the said Mary being examined separate and apart from her husband and the contents of the said Indenture being first fully made known to her at the same time she did declare that she did voluntarily and of her own free will and accord sign seal and ___ the same without any coercion or compulsion whatsoever of him her said husband.
