Ferguson] To Theodore Kinton This Indenture made the sixteeth day of January A.D. one thousand eight hundred and sixty seven Between SIMON B. KINTON and SUSAN his wife of the township of NAPIER in the County of Bedford State of Pennsylvania of the first part and THEODORE KINTON of the same place of the second part. Witnesseth that the said parties of the first part in consideration of the sum of one thousand dollars to them in hand paid by the said party of the second part the receipt of which is hereby acknowledge have granted bargained and sold, released, conveyed and confirmed and by these present do grant, bargain and sell, release, convey and confirm unto the said party of the second part his heirs and assigns all the following described real estate situate in NAPIER TOWNSHIP County and State aforesaid bounded and described as follows. Containing ninety acres and twelve perches and the usual allowance of six per sent for roads for being part of a larger tract of land originally surveyed on warrant to JOHN KINTON dated 10th November A.D. 1788 being the same tract of land devised to SIMON B. KINTON by JAMES KINTON by his last will and testament duly proved and recorded in Will Book No. 4, page 125 reference, thereto being had will move fully and at large appears Together with all and Singular the buildings and improvements, rights, liberties, privileges, hereditaments and appurtenances, whatsoever thereunto belonging or in any use appertaining To Have and to hold the Said premises unto the said party of the second part his heirs and assigns forever, and the said parties of the first part hereby covenant to warrant and defend the title to said premises as against themselves their heirs and assigns or any other person or persons claiming or to claim the same or any party thereof. Lingerfelter Susan A. KINTON [Seal] Bedford County, S.S. On the sixteeth day of Januaary 1867 personally appeared before the undersigned a Justice of the Peace in and for said County, SIMON B. KINTON and SUSAN his wife named in the forgoing instrument of writing and acknowledged the same to be their act and deed and desired it be recorded as such the said SUSAN KINTON being of age and being by in privately examined separate and apart from her said husband and the full contents of said instrument being by me fully made known to her acknowledged that she executed the same freely and voluntarily and without any coercion or compulsion from her said husband.
