Witnesseth that the said party of the first part for and inconsideration of the sum of four hundred and fifty six dollars and twenty five cents, lawful money of the United States of America, will and truly paid by the said party of the Second part to the said party of the first part at and before the unsealing and delivery of these presents, the receipt whereof is hereby acknowledged, have granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed and by these presents do grant, bargain, sell, alien, enfeoff, release, convey and confirm unto the said party of the Second part, his heirs and assigns, all that certain piece of land, situate in Colerain Township, part of a tract of land Surveyed on a Warrant to John Hagan, dated 22th November 1787 and bounded and described as follows: Beginning at the Stone formerly white oak and thence by land of Josiah Koontz and by land of William Ott; South fifty seven degrees East one hundred and thirty seven perches to Stones, thence by mountain survey South thirty eight degrees West twenty two and two tenths perches to Stones, thence by the remainder of the John Hagan tract North fifty seven degrees West one hundred and forty two perches to a post one perch North of old white oak corner, and thence North fifty one and a half degrees East twenty two and one fourth perches to the Beginning Containing eighteen acres and one fourth of an acre and allowance of six percent for roads, the title to which said tract of land is vested in the grantors by virtue of sundry conveyances and other assurances in law. Together with all and singular the buildings, improvements, woods, ways, rights, liberties, privileges, hereditaments and (page 463) appurtenances to the same belonging even anywise appertaining and the reversion and revisions remainder and remainders, rents, issues and profits, thereof, and of every part and parcel thereof and also all the estate right, title, interest, property, possession, claim and demand whatsoever both in law and equity of the said party of the first part of; in and to the said premises with the appurtenances, to have and to hold the said premises with all and Singular the appurtenances unto the said party of the Second part, his heirs and assigns, to the only proper use, benefit and behoof of the said party of the Second part, his heirs and assigns forever. And the said parties of the first part for themselves, their heirs, executors, administrators do by these presents covenant, grant and agree to and with the said party of the Second part, his heirs and assigns that they, the said parties of the first part and their heirs, all and singular, the hereditaments and premises herein above described and granted or mentioned and intended to be so with the appurtenances unto the said party of the second part, his heirs and assigns against them, the said parties of the first part and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof; shall and will well and truly Warrant and forever defend. In witness whereof the said parties of the first part to these presents have hereunto set their hands and seals. Dated the day and year first above written. Be it remembered that on this twenty fifth day of May in the year of our Lord one thousand eight hundred and sixty six, before me, a Justice of the Peace in and for said County, personally came John Stone and his wife, who I am satisfied are the grantors mentioned in the above deed or conveyance and I, having first made known to them the contents therefore, they acknowledged that they signed, sealed and delivered the same as their voluntary act and deed, and the said - being of full age, on a private examination apart from her husband before me, acknowledged that she signed, sealed and delivered the same as her voluntary act and deed, freely without any fear, threats or compulsion of her said husband all of which is hereby certified.
