Keyes Dec 1, 2004 Berks Co., PA, DB B3, p. 515-516: This Indenture Made the Sixth day of March in the year of Our Lord one thousand seven hundred and seventy nine Between Samuel Webb of the Township of Exetor in the County of Berks in the State of Pennsylvania yeoman and Rebecca his wife of the one part and Joseph Anthony of the same place gentleman of the other part. Witnesseth that the said Samuel Webb and Rebecca his wife for and in consideration of the sum of Twenty pounds Lawful Money of Pennsylvania to them in hand paid by the said Joseph Anthony at and before the Ensealing and Delivery hereof the Receipt whereof they do hereby Acknowledge And thereof Acquit and for ever discharge the said Joseph Anthony his Heirs Executors And Administrators by these presents Have granted bargained Sold Aliened enfeoffed Released and Confirmed And by these presents Do grant bargain sell Alien enfeoff Release and confirm unto the said Joseph Anthony and to his Heirs and Assigns All these two several pieces or parcels of Land in the Township of Exetor aforesaid One of them Beginning at a stone A corner of Land of the said Joseph Anthony thence by the same South Thirty four Degrees East Sixteen perches to a marked White Oak and North Forty two degrees East Twenty seven perches to a marked White Oak thence by other Land of the said Samuel Webb South Twenty six degrees West twenty seven perches and three quaters of a perch to the place of Begining containing one acre and fifty perches. And the other of them Beginning at a stone a corner of Land Late of John Schneidor thence by Land of the said Joseph Anthony South forty eight degrees East Seven perches to a stone North fifty six Degrees East ten perches and a half to another stone thence by other Land of the said Samuel Webb North eighty five degrees West seventeen perches to the place of Beginning containing forty eight perches, Together with all and singular the Buildings Improvements Ways Woods Water Water courses Rights Liberties Privelidges Hereditaments and Appurtenances Whatsoever thereunto belonging or in any wise appertaining And the Reversions and Remainder Rents Issues and profits thereof And Also all the Estate Right Title Interest property claim and Demand Whatsoever of them the said Samuel Webb and Rebecca his wife of into or out of the same. And Together also with the free use Liberty and privelidge of the whole of the Water of Monocary creek to be led and conveyed in and along a Race or Water course made or to be made on the West side of the said Creek Within the Land of the said Samuel Webb As high upon the Banks as the Water can be brought from the end of the Race now begun into and upon the said first above described Tract the three first days in every Week for ever and also in and along the Race or Water course on the East side of the said creek Within the Lands of the said Samuel Webb As the said Race now Runs into and upon the said Last Described Tract the same three first days in every Week for Ever for the Watering of Meadow ground on the Lands of the said Joseph Anthony With free Ingress Egress and Regress to and for the said Joseph Anthony his Heirs and Assigns from Time to Time and at all Times hereafter As often as need be or occation may require In and along the banks of the Raced or Water courses aforesaid to Clense and Repair the same (in case the said Samuel Webb his Heirs or Assigns Should Neglect or Refuse so to do) doing as Little Damage as may be to the adjacent Lands, To have and to hold the said two Above mentioned and Described Pieces or Parcels of one Acre and fifty perches and forty eight perches of Land Hereditaments Priveledges And Premises hereby granted or mentioned or intended so to be With the Appurtenances unto the said Joseph Anthony his Heirs and Assigns, To the only proper use and behoof of the said Joseph Anthony his heirs and Assigns for ever Subject to the payment of the yearly quit Rent hereafter Accruing for the same to the Chief Lord or Lords of the Tec? thereof. And he the said Samuel Webb for himself his Heris Executors and Administrators Doth covenant promise grant and agree to and with the said Joseph Anthony his Heirs and Assigns by these presents That he the said Samuel Webb his Heirs and Assigns Shall and Will from Time to Time and all Times hereafter At his and their own proper Costs and Charges maintain Support and keep the Races or Water courses aforesaid Within the Land of the said Samuel in good order and Repair and that he the said Joseph Anthony his Heirs and Assigns shall and may from time to time and At all Times hereafter have hold use Occupy possess and enjoy the said Above mentioned and Described Two Pieces or parcels of one acre and fifty perches and forty eight perches of Land Hereditaments Priveledges and Premises hereby granted or mentioned or intended so to be with the Appertenances to his and their own proper use and behoof without the Lawful Let suit Trouble hindrance or Molestation of the said Samuel Webb his Heris or Assigns, In witness Whereof the said Parties to these presents have hereunto interchangeably set their hand and Seals Dated the Day and year first above written.
