Confer of Altoona Blair County Penna of the first part, and David Koon of the same County of the other and of the second part, Witnesseth That the said party of the first part for and in consideration of the sum of Four Hundred and Sixty dollars lawful money of the United States of America unto her well and truly paid by the said party of the second part at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged. Hath granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed, and by these presents Doth grant, bargain, sell, alien, enfeoff, release, convey and confirm unto the said party of the second part, his heirs and assigns. All that certain Lot of ground in the said Town of Duncansville fronting on Market Street and extending back at right angles to the Allegheny Portage Railroad and marked number Twenty Three (23) in the plan of said town and which was sold by order of the Orphans Court of Blair County as the property of John Confer decd and the title to which became vested in Samuel Confer decd and on his death by order of said Orphans Court was decreed to Matilda A. Confer, his widow the Grantor above named in pursuance of the Act of Assembly in such cases made and provided (See Decree of the date of the 29th of Jany 1868) Together with all and singular the buildings, improvements, ways, water courses, rights, liberties, privileges hereditaments, appurtenances, whatsoever, thereunto belonging or in anywise appertaining and the Reversions and Remainders, Rents, Issues and profits thereof, and all the estate, right title, interest, property, claim and demand whatsoever of the said parties of the first part in law equity or otherwise howsoever, of in and to the same and every part thereof. To Have and to Hold the said Lot or parcel of land or parcel of ground, Hereditaments and Premises hereby granted or mentioned and intended so to be with the appurtenances unto the said party of the second part his heirs and assigns to and for the only proper use and behoof of the said party of the second part, his heirs and assigns forever. And Matilda A. Confer, the said party of the first part, her heirs, executors and administrators, Do by these presents, covenant, grant and agree to and with the said party of the second part, his heirs and assigns, that she the said party of the first part, her heirs, all and singular the hereditaments and premises herein above described and granted, or mentioned and intended so to be, with the appurtenances, unto the said party of the second part, his heirs and assigns, against her the said party of the first part and her heirs and assigns against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof, for such title invested when by the decree of said Orphans Court only, shall and will warrant and forever Defend. In Witness Whereof, the said parties of the first part have to these presents set their hands and seals. Dated the day and year first above written. Matilda A.
