All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/blair/ _________________________________________ Frankstown Township Written: October 18, 1848 Erskine Hazard and Mary his wife to Christian Koon for a tract of land in Frankstown Tp, Blair County containing 382 acres @ .23 for all Consideration $3200 18 Oct 1848 This Indenture made the 18th day of October in the year of our Lord one thousand eight hundred forty eight between Alexander Fullerton and Sarah A his wife and Erskine Hazard and Mary his wife late Mary Fullerton which said Alexander Fullerton and Mary Hazard now devises under the last will and testament of Alexander Fullerton deceased. By their attorney in fact John S Miles duly constituted and appointed by letters of attorney bearing date the ninth day of April in the year of our lord 1842, of the one hand and Christian Koon of Frankstown township, county of the other hand whereas the said Alexander Fullerton of the city of Philadelphia, deceased, was in his lifetime seized his demesne as of fee of in and to a certain tract or parcel of land situate on the waters of Frankstown Branch of Juniata River in Frankstown Township, Blair county surveyed in pursuance of a warrant issued in the name of William Russell on the 31st day of March in the year of our Lord 1794 and patented to the said Alexander Fullerton deceased in his lifetime. To wit on the 1st day of July in the year of our lord 1802, which said tract or parcel of land is bounded and described as follows. Beginning at black oak thence by Cove Mountain south 59 degrees West 54 perches to a white oak, south 33 degrees west 100 perches to a white Oak thence by land of Abraham Robison; north 73 degrees West; 38 perches to a post south 37 degrees and a quarter west, 117 perches to a chestnut oak, south 47 degrees and a half west 126 perches to a small black oak, thence by land of Andrews and William Durny; north 72 degrees west 54 perches to a white oak, thence by land of Abraham Robison, north 16 degrees and 3/4's west 207 perches to a wormwood thence by land of John Snife, north 33 degrees, 51 perches to a white oak, north 10 degrees west, 61 perches to a maple north 34 degrees east, 54 perches to an ironwood, thence by land of John Wise and Land of Abraham Robison. South 19 degrees east 264 perches to a black oak thence by said Robison's land north 65 degrees east 135 perches to a white oak, north 37 degrees west 88 to a post south 77 degrees west 65 perches to a white oak. North 5 degrees east 78 perches to a post thence by said land, north 54 degrees 129 perches to a sugar tree south 63 degrees east 66 perches to a beech thence by land of Christopher Shirley south 20 degrees east 12 perches to a black walnut east 63 perches to an elm, south 14 degrees west 20 perches to a white oak south 68 degrees east 38 perches to a pine and south 63 degrees 50 perches to the beginning containing 382 acres. 23 perches and allowances as by the description in the said recited patent appears, which tract of land was conveyed by the said William Russell to the said Alexander Fullerton by deed dated 1 March 1802 and being so thereof seized as aforesaid the said Alexander Fullerton on 2 Feb 1818 made his last will and testament in writing wherein after sundry specific devises, he bequeathed the remainder of his real estate, including the tract of land herein before described to the said Alexander Fullerton and Mary Fullerton, now Mary Hazard and died without altering or revoking the same as in and by the said will remaining in the Registers Office at the city of Philadelphia reference being thereunto had will more at large appear long this indenture wittnesseth that the said Alexander Fullerton and Sarah his wife and Erskine Hazard and Mary his wife by their attorney in fact aforesaid for and in consideration of the sum of $3200 to them paid by the said Christian Koon at and before the unsealing and delivery thereof, the receipt whereof they do hereby acknowledge and therefrom forever acquit and discharge the said Christian Koon have granted, bargained, sold aliened, released, and confirmed by these presents do grant, bargain, sell, alien, release and confirm unto Christian Koon, his heirs and assigns all that the before described tract of land containing 382 acres and 23 perches and allowances. Together with all and singular the buildings, improvements, ways, woods, waters, water courses, rights, liberties, privileges, hereditaments and appurtenances whatsoever thereunto belonging or any wise appertaining and the reversions and remainder rents issues and profits thereof and also all the estate, right, title, interest, property claim and demand whatsoever of the said Alexander Fullertonn in his lifetime and immediately before the time of his decease of, in, to or and of the same. To have and to hold the said tract or parcel of land hereditaments and premises hereby granted or mentioned or intended so to be with the .... unto the said Christian Koon his heirs and assigns, to the only proper use benefit and behoof of the said Christain Koon his heirs and assigns forever. And the said Alexander Fullerton and Sarah A his wife and Erskine Hazard and Mary his wife by this attorney in fact as aforesaid for themselves, their heirs, executors and administrators do covenant, promise, grant and agree to and with the said Christian Koon, his heirs and assigns by these presents that they the said Alexander Fullerton and Sarah his wife and Erskine Hazard and Mary his wife and their heirs the said within mentioned and described messuage or tenement and tract of land hereditaments and premises hereby granted or mentioned or intended so to be with the appurtenances unto the said Christian Koon his heirs and assigns against them the said Alexander Fullerton and Sarah his wife and Erskine Hazard and Mary his wife and their and each of their heirs and against all and every other person and persons whomsoever lawfully claiming or to claim shall and will warrant and forever defend by these presents.
