Koon, his wife of the Township of Allegheny, County of Blair and state of Pennsylvania parties of the first part and Magdalena O'Rorke of the City of Altoona County and state aforesaid party of the second part. Witnesseth that the said parties of the first part for and in consideration of the sum of Five Thousand ($5,000.00) Dollars, lawful money of the United States of America, them well and truly paid by the said party of the second part, at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, has granted, bargained, sold, aliened, enfeoffed, released and confirmed, and by these presents does grant, bargain, sell, alien, enfeoff, release, convey and confirm, unto the said parties of the second part, her heirs and assigns forever, All that certain tract or piece of land situate lying and being in the Township of Allegheny, County of Blair, and state of Pennsylvania bounded and described as follows: Beginning at a post on the Township road leading from Cross Keys to Kittanning commonly known as Carson Valley Road on line of land of A. F. Sherman, thence South from said given point along lands of said A. F. Sherman forty three (43) degrees West, one hundred and sixty (160) perches more or less to line of land now or formerly of Michael Zeigler; thence from said given point along line of lands of same and Oliver Rhine North forty and one fourth (41 1/4) degrees West, sixty one and three-tenths (61 3/10) perches to point on line of lands now or late of Charles Cassidy thence along lands of said Charles Cassidy North twenty-six (26) degrees east, one hundred and twenty three (123) perches to the post on the aforesaid public road, thence South along line of lands of Alec Wilt, which borders on the aforesaid township road, to point and place of beginning, containing seventy (70) acres be the same more or less. Being a portion of the same premises the title to which became vested in the said David Koon, one of the Grantors herein, by deed of Joseph Hutchinson Executor of the last will and testament of David Koon Sr. deceased dated the 15th day of December AD 1889 and recorded in the office for the recording of deeds etc. in and for the County of Blair in Deed Book Vol 79 page 636 Reference being thereunto had are more fully and at large appear. Excepting and Reserving unto the said David Koon all growing crops in ground and the right of possession of said premises until April 1, 1914 party of the second part to have the express right and privilege of entering upon the premises for the purpose of building a dwelling house therein at the maple grove. Together with all and singular the buildings, improvements, ways, waters, water-courses, rights, liberties, privileges, hereditaments and appurtenances whatsoever thereunto belonging or in anywise appertaining, and the reversions and remainders, rents, issues, and profits thereof: and all the estate, right, title, interest, property, claim and demand whatsoever of the said parties of the first part, in law, equity, or otherwise howsoever, of in and to the same and every part thereof: To Have and to Hold the said tract of land hereditaments and premises hereby granted, or mentioned and intended so to be, with the appurtenances, unto the said party of the second part, his heirs and assigns, to and for the only proper use and behoof of the said party of the second part, her heirs and assigns forever. That David Koon alias Kuhn and Mary C Koon his wife the said parties of the first part their heirs and executors and administrators, do by these presents covenant, grant and agree to and with the said party of the second part, her heirs and assigns, that they the said parties of the first part, their heirs, all and singular the hereditaments and premises herein above described and granted, or mentioned and intended so to be, with the appurtenances, unto the said party of the second part, her heirs and assigns, against the said parties of the first part, and their heirs, and against all and every other person or persons whomsoever, lawfully claiming or to claim the same or any part thereof, Shall and Will Warrant and Forever Defend. In witness whereof the said parties of the first part have to these presents set their hand and seal. Dated the day and year first above written David Koon alias Kuhn Mary C. Kuhn Mary C. On the 21st day of August Anno Domini 1913, before me the undersigned authority personally came the above named David Koon alias Kuhn and Mary C.
