All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/blair/ _________________________________________ Duncansville, Blair County, PA Written: September 20, 1854 Recorded: September 29, 1856 Blair County Deed Book G. page 271 Abraham Koon & wife to James Trees This Indenture made the twentieth day of September in the year of our Lord one thousand eight hundred and fifty four between Abraham Koon of Duncansville, Allegheny Township, Blair County and state of Pennsylvania and Cevilia his wife of the first part and James Trees of the township county and state aforesaid of the other part. Witnesseth that the said parties of the first part for and in consideration of the sum of three hundred and fifty dollars lawful money of the United States of America unto them well and truly paid by the said parties of the second part at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged have granted, bargained, sold, aliened, enfeoffed, released, and confirmed, and by these presents Do grant, bargain, sell, alien, enfeoff, release and confirm unto the said parties of the second part their heirs and assigns all that certain lot of ground situate in the town of Duncansville Blair County and state of Pennsylvania being on the southside of the Turnpike road on Main street of the said town and fronting on said street fifty feet and extending back at right angles to said street on Turnpike road to the Allegheny Portage Railroad and bounded on the west by a lot around by George Hammers and on the east by a thirty foot alley. Being part of the same tract of land which was granted in fee to Samuel Wallace by Patent from the Commonwealth of Pennsylvania dated the twenty eighth of February A D 1782 who by his Deed Poll endorsed on said patent dated the fourth day of September A D 1782 Conveyed the same to Able James and Henry Drinker (the elder) and by sundry other goods conveyances lawfully executed the title to said tract of land became vested in Jacob Malling who through his executor John Malten by Deed dated the first day of April A D 1841 conveyed the same to Moses Christian through his father and legal representative by Deed Poll dated the fifteenth day of October AD 1844 conveyed the same to Jacob Hauss who with his wife Sarah Ann through Gibboney T. Hauss their attorney in fact by Deed Poll dated the fifth day of April A D 1854 did convey the same to Abraham Koon party hereto reference thereunto being had will more fully appear. Together with all and singular the buildings improvements, ways, waters, water-courses, rights, liberties, privileges, hereditaments, and appurtenances, whatsoever thereunto belonging or in anywise appertaining and the reversions and remainders rents issues and profits thereof and all the estate, right title interest property claim and demand whatsoever of them the said parties of the first part in law, equity, or otherwise howsoever of, in, and to the same and every part and parcel thereof. To Have and To Hold the said described lot of ground with the improvements, rights, liberties, privileges, hereditaments and heirs and assigns to and for the only proper use and behoof the said parties of the second part, their heirs and assigns forever and the said parties of the first part their heirs, executors, and administrators do by these presents, covenant, grant and agree to and with the said parties of the second part their heirs and assigns that they the said parties of the first part, their heirs all and singular the hereditaments and premises herein above described and granted or mentioned and intended so to be with the appurtenances unto the said parties of the second part their heirs and assigns against them the said parties of the first part their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof, shall and will warrant and forever defend. In witness whereof the said parties of the first part have hereunto set their hands and seals. Dated the day and year first above written. Ross Received the day of the date of the above Indenture of the above named James Ross three hundred and fifty dollars in full of the within consideration money mentioned. Abraham Koon Witness The twentieth day of September Anno Domini one thousand eight hundred and fifty four before me one of the justices of the Peace in and for said county personally appeared the above named Abraham Koon and Sevilia (sic) his wife and in due form of law acknowledged the above indenture to be their act and deed and desired the same might be recorded as such. And the said Sevilia being of full age and separate and apart from her husband by me thereon privately examined, and the full contents of the above Deed being by me first made known unto her did thereupon declare and say that she did voluntarily and of her own free will and accord, sign, seal, and as her act and deed deliver the above indenture, without any coercion or compulsion of her said husband.
