Kuhn to Simon Sell This Indenture made the Thirteenth day of April in the year of our Lord one thousand eight hundred and eighty seven between Miss Jane E. Kuhn of the Borough of Newry County of Blair and Sate of Penna of the first part and Simon Sell of the Township of Freedom State and county aforesaid of the second part. Witnesseth, That the said part of the first part, for and in consideration of the sum of Forty Three and 47/100 Dollars, lawful money of the United States of America, unto her well and truly paid by the said party of the second part, at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged has granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed, and by these presents does grant, bargain, sell, alien, enfeoff, release, convey and confirm unto the said party of the second part, his heirs and assigns forever. All the following described lot of ground situate in said Township of Freedom State and County aforesaid and bounded as follows, Beginning at post corner of John Albrights, thence along land of Duncan's heirs South fifty five degrees west ninety (90) perches to rock and corner of John Snowberger, thence along land of said Snowberger North eighty nine degrees east fifty perches to stones, thence South eighty two degrees east forty five perches to post, thence North four degrees west along land this day conveyed to James A. Sell sixty one perches to post thence North eighty one degrees west along land of James A. Sell twenty one and one fourth perches to place of beginning, containing Twenty Two acres and forty perches net. The title to which became vested in the party of the first part by Deed from Adam Hoover and wife dated Ninth April A. D. 1886. Together with all and singular the buildings improvements, ways, waters, water-courses, rights, liberties, privilege, hereditaments, and appurtenances whatsoever whereunto belonging, or in anywise appertaining and the reversions and remainders, rents, issues, and profits thereof; and all the estate, right, title, interest, property, claim and demand whatsoever of the said parties of the first part in law, equity or otherwise howsoever of in and to the same and every part thereof. To have and to hold the said two lots of ground the buildings hereditaments and premises hereby granted or mentioned and intended so to be, with the appurtenances unto the said party of the second part, his heirs assigns to and for the only proper use and behoof of the said party of the second part, his heirs and assigns forever. And Miss Jane E. Kuhn the said party of the first part, her heirs, executors and administrators, does by these presents, covenant, grant and agree to and with the said party of the second part, his heirs and assigns that she the said party of the first part, her heirs, all and singular the hereditaments and premises herein above described and granted or mentioned, and intended so to be, with the appurtenances unto the said party of the second part, his heirs and assigns, against the said party of the first part and her heirs, and against all and every other person or persons whomsoever, lawfully claiming or to claim the same or any part thereof, Shall and will warrant and forever defend. In witness whereof, The said party of the first part has to these presents set her hand and seal. Dated the day and year first above written. Jane E. On the 30th day of April Anno Domini 1887 before me Justice of the Peace in and for said County came the above named Miss Jane E. Kuhn and acknowledged the foregoing Indenture to be her act and deed and desired that the same might be recorded as such. The said --- being of full age, and by me examined separate and apart from --- said husband, and the full contents of the foregoing Indenture being first made known to --- declared that --- did, voluntarily and of --- own free will and accord, sign, send, and as --- act and deed, deliver the same, without any coercion or compulsion of --- said husband. Witness my hand and seal the day and year aforesaid.
