Deed, Anthony Burton to Henry Baker, 1696 To all People before whom these presents shall come Know Ye that Anthony Burton of the County of Bucks and Province of Pennsylvania Yeoman for and in consideration of he sum of three pounds fifteen shillings current silver money of he aforesaid Province to him in hand paid by Henry Baker of the aforesaid County and Province Yeoman the receipt whereof the said Anthony Burton doth hereby acknowledge and thereof doth acquit and discharge the said Henry Baker his heirs executors and administrators and assigns forever hath given granted aliened bargained sold enfeofed and confirmed and by these presents doth fully freely clearly and absolutely give grant alien bargain sell enfeof and confirm unto the said Henry Baker a certain lot of land lying and being in Buckingham in the aforesaid County Beginning at a stake fixed by the land of Thomas Brock and by the road side call Mill Street in the said town thence along said street side three rods six feet and two inches to a stake thence along the land of said Burton east twenty seven degrees Northerly seven rods and a quarter of a rod thence by the land of said Brock three rods six feets and two inches thence by said Brocks land West twenty seven degrees Southerly seven rods and one quarter of a rod to the place of Beginning which said lot of land is part of eleven acres of land which Joseph English by his deed dated the twentieth day of the twelfth Month 1695 granted to said Burton and Brock and their heirs and since laid out to the said Burton as part of his moiety of the said eleven acres of land by Indentures of partition of said land made between said Burton and Brock dated the eighth day of this instant the fourth month 1696 and all the estate right title interest use possession property claim and demand whatsoever of him the said Anthony Burton of in and to the said lot of land with the reversion and reversions remainder and remainders rents issues and profits thereof To Have and To Hold the said lot of land and premises with the appurtenances unto the said Henry Baker his heirs and assigns forever to the only use and behoof of the said Henry Baker his heirs and assigns forever Under the yearly rents due or to become due to the Chief Lord or Lords of the fee And the said Anthony Burton for himself and for his heirs executors and administrators doth covenant promise and grant that they the said land and premises unto him the said Henry Baker and his heirs against him the said Anthony Burton his heirs and assigns shall and will warrant and by these presents forever defend And also that the said Anthony Burton his heirs and assigns shall and will at any tie and times within the space of seven years now next ensuing at the request cost and charges of him the said Henry Baker make do and execute or cause or procure to be made done and executed all such further and other act and acts thing and things conveyances and assurances in the law whatsoever for the further assuring and conveying of the said land and premises unto him the said Henry Baker his heirs and assigns as by his and their counsel learned in the law shall be lawfully and reasonably devised advised and required so as the persons thus requested be not compelled or compellable for the doing thereof to travel above ten English Miles from their respective habitation at the time of such request made nor enter into any further or other covenant or warranty but against their own respective act and acts and against the acts of their respective heirs. In Witness whereof the said Anthony Burton hath hereunto put his hand an seal the twenty second day of the fourth month one thousand six hundred ninety and six 1696.
