John Otter to Henry Baker, 1696 To all People before whom these presents shall come Know Ye that John Otter of the County of Philadelphia and Province of Pennsylvania merchant for and in consideration of the sum of twelve pounds current money of the aforesaid province in hand paid by Henry Baker of the County of Bucks and Province aforesaid Yeoman the receipt whereof the said John Otter doth hereby acknowledge and thereof and of every part thereof doth acquit and discharge the said Henry Baker his heirs executors and administrators forever hath given granted aliened bargained sold enfeofed and confirmed and by these presents doth fully freely and absolutely give grant bargain sell enfeof and confirm unto the said Henry Baker his heirs and assigns a certain peice or parcel of land situate lying and being in the aforesaid County of Bucks Beginning at a corner post of Jonathan Eldridge land thence North thirteen degrees Easterly by the same four hundred forty and six perches thence North sixty nine degrees Westerly one hundred and sixteen perches thence South and by West by Arthur Cooks land four hundred and sixty perches thence East and by South sixty perches to the place of Beginning Being two hundred twenty five acres together with twenty five acres in the village or townstead of Newtown Containing in the whole two hundred and fifty acres granted by patent from William Markham and John Goodson the proprietaries commissioners for granting his lands dated the twenty third day of the first month 1687/8 and all the estate right title interest use posession property claim and demand of him the said John Otter and his heirs with the reversion and reversions remainder and remainders rents issues and profits thereof with the aforesaid letters patents and all deeds writings or other evidences concerning the same To Have and to hold the said two hundred and fifty acres of land and premises with the appurtenances and every part and parcel of the same to the said Henry Baker his heirs and assigns to the only use and behoof of him the said Henry Baker his heirs and assigns forever At or under the yearly rents due and to become due to the Chief Lord of he soyle of the said land and premises And the said John Otter doth covenant promise and grant for himself and his heirs that he the said two hundred and fifty acres of land and premises to him the said Henry Baker and his heirs and assigns against him the said John Otter and his heirs and against all other persons claiming and to claim by from or under him them or any of them or by his their or any of their means privity procurement or consent shall and will warrant and by these presents forever defend And the said John Otter his heirs and assigns shall and will at any time within the space of seven years now next ensuing the date of these presents make do and execute or cause or procure to be made done and executed all such further and other acts things and conveyances and assurances in the law whatsoever for the further assuring and conveying the said two hundred and fifty acres of land and premises to the said Henry Baker his heirs and assigns as by this their or any of ther counsel learned in the law shall be lawfully and reasonably devised advised or required so as the persons thus requested be not compelled or compellable to travel above ten english miles for the doing thereof from their respective habitations at the time of such request made And so as the same contain no other or further warranty or covenant for his or their heirs but against their own respective act and acts and against the acts of their respective heirs. In Witness Whereof the said John Otter hath hereunto put his hand and seal the fourth day of the fourth month on thousand and six hundred ninety four 1694. John Otter (seal) Sealed and Delivered in the presence of us John Jones Richard Woodworth Know all men by these presents the within named John Otter doth appoint Joseph Chorley to be his Attorney to deliver and acknowledge the within deed in open Court in the County of Bucks to the within named Henry Baker or his Attorney In Witness Whereof the said John Otter hereunto put his hand and seal the 4th day of the 4th month 1694 Sealed and Delivered I the presence of us John Jones Richard Woodworth Bucks ss (the County seal) The 9th day of the 7th month 1696 The within conveyance was by the above named Joseph Chorley Attorney to the within named John Otter acknowledged and delivered in open Court in the aforesaid County unto the within named Henry Baker Certified under my hand and County seal Phineas Pemberton C Com Recorded the 1 day of the 8 month 1696
