William Biles to Henry Baker, 1698 To all people whom these presents shall come I William Biles of the county of Bucks and province of Pennsylvania yeoman alone & for Thomas Headson of Mandesfield in the county of Chester and Kingdom of England Gent sends greeting Whereas there is a certain piece or parcel of meadow land or savanna lying and being in the aforesaid county of Bucks containing and laid out for one hundred acres which said land William Penn proprietor and governor of the aforesaid province did by his letters patent it bearing date under the hands of William Markham Robert Turner and John Goodson commissioners for granting lands under the said William Penn the 15th day of March 1692 and under the lesser seal grant out the same in fee unto the aforesaid Thomas Hudson and the said Thomas Hudson by his writing or letter of attorney under his hand and seal bearing date the eighteenth day of August one thousand six hundred ninety seven and certified under the hand of Edward Avery mayor of Mandesfield aforesaid county of Bucks the 14th day of the second m9onth 1698 as may appear by the record of the said court and recorded in the rolls office for the said county of Bucks in B vol 1 p. 183:184 did amongst other things empower me the said William Biles to bargain contract sell and dispose of all or any of his land in the said province in Pennsylvania and to convey all the estate right title interest claim and demand of him the said Thomas Headson of in or unto the same as also to make seal deliver and execute all and every such deed or deeds conveyances or assurances as shall be reasonably advised or required for conveying or assuring the same or any part thereof to such person or persons and shall purchase the same as by the said letter of attorney may more fully appear Now know ye that I the said William Biles by virtue of the said letter of attorney for the consideration of the sum of twelve pounds ten shillings current silver money of the aforesaid province to him in hand paid by Henry Baker of the aforesaid County of Bucks yeoman the receipt whereof I do hereby acknowledge and thereof in the name of the said Thomas Headson do acquit exonerate and forever discharge the said Henry Baker his heirs executors administrators and assigns by these presents I have granted aliened enfeoffed and confirmed and hereby do grant alien enfeoff and confirm unto the said Henry Baker and his heirs two pieces or parcels of the said Savanna or meadow land thence beginning at an ash tree by the river Delaware thence west twenty two perches to an oak thence north west ninety perches to a hickory thence east thirty four degrees north by the land of Richard Hough to an oak by the side of the said river fourty four perches thence down the several courses of the said river to the place of beginning And the other piece or lot of the said savanna begins at a small chestnut by the said river Delaware thence by Richard Houghs land west twenty three degrees south sixty perches to a post thence north west and by north thirty three perches to a post thence by Mathias Haines land north east sixty perches to a tree by the said river thence down the several courses of the said river to the place of beginning Both pieces or parcels of land containing and laid out for twenty five acres with all the appurtenances thereto belonging and all the estate right title interest use posession property claim and demand whatsoever of him the said Thomas Headson of in or to the said twenty five acres of land and the reversions & reminders rents and profits thereof To have and to hold the said twenty five acres of land and premises with the appurtenances unto the said Henry Baker his heirs to the only use and behoof of him the said Henry Baker his heirs and assigns forever under the yearly rents accruing to the said proprietarie his heirs and successors and I the said William Biles for me my heirs executors and administrators do covenant promise and grant to and with the said Henry Baker his heirs and assigns by these presents that the said twenty five acres of land and premises which all their appurtenances now are and from thence forth shall continue and remain to the said Henry Baker his heirs and assigns free and clear and freely and clearly acquitted exonerated and forever discharged and at all times and from time to time sufficiently saved harmless and indemnified of and from all other bargains sales gifts grants charges claims titles and incumbrances whatsoever had made or done or to be had made or done by me or by the said
