Deed: Henry Baker to William Biles, 1698 To all people before whom these presents shall come know ye that Henry Baker of the county of Bucks & province of Pennsylvania yeoman for and in consideration of the sum of one hundred and forty pounds current silver money of the aforesaid province to him in hand paid by William Biles of the aforesaid county & province yeoman the receipt whereof the said Henry Baker does hereby acknowledge and thereof doth acquit and discharge the said William Biles his heirs executors administrators and assigns by these presents forever he the said Henry Baker hath given granted aliened bargained sold enfeoffed and confirmed and by these presents doth clearly and absolutely give grant alien bargain sell enfeoff and confirm unto the said William Biles his heirs and assigns two several pieces of land The one beginning at a white oak standing by a meadow side in the corner of Richard Lundys land thence south south east one hundred twenty eight perches to a corner tree thence south west and by south sixty perches to a corner tree thence west along Randall Balckshaws old line one hundred and thirty perches to a corner tree thence north north west two degrees northerly one hundred & twenty six perches to a chestnut tree standing by the meadow thence northeast and by east eighty four perches to the first mentioned corner line Containing and laid out for one hundred acres of land lying and being in the county of Bucks aforesaid which sd land John Smith did purchase from Randall Blackshaw aforsd Being part and parcel of the fifteen hundred acres of land he the said Randal purchased from James Harrison and was confirmed by indenture of lease and release dated the 30th day of the sixth month and the first day of the seventh month one thousand six hundred eighty two unto the said Randall Blackshaw and his heirs for the consideration therein mentioned and the said one hundred acres of land was confirmed by the said Randall Blackshaw to the sd John Smith & his heirs by a deed of conveyance dated the twentieth day of June one thousand six hundred ninety three for the consideration therein mentioned The other piece or parcel of land begins at a corner post being the corner of Christopher Bennetts land thence north east by the same one hundred twenty perches thence south east and by east by the said Bennetts land one hundred thirty six perches thence southwest by the same land one hundred and twenty perches thence south east by east by Thomas Woods land eighty perches thence southeast and by north two hundred and thirty perches thence north north west by Richard Lundeys land eighty perches thence west and by south sixty perches thence west by the said Balckshaws land three hundred and forty perches thence south west sixteen perches thence south east and by east by the aforesaid Woods land on hundred and forty perches to the place of beginning Containing and laid out for one hundred and ninety acres of land lying and being in the aforesaid county of Bucks which said land was confirmed unto John Rowland and his heirs by a patent from Samuel Carpenter William Markham Robert turner & John Goodson commissioners under William Penn proprietarie and governor of the said province for granting lands which patent bears date the eleventh day of February one thousand six hundred ninety two and was confirmed by the sd John Rowland unto the aforesaid John Smith & his heirs by a deed dated the twentieth day of June on thousand six hundred ninety three for the consideration therein mentioned As also the said Rowland by the said deed did grant ten acres more land not as yet taken up or laid out & all the estate right title intrest use posession propertie claim & demand whatsoever of in and to the aforementioned land and premises he the said John Smith did grant bargain and sell unto the said Henry Baker and did confirm the same to the said Henry Baker in Fee by deed poll duly executed under his hand and seal for the considerations therein mentioned which deed bears date the fifteenth day of the first month one thousand and six hundred ninety six and all the estate right title interest use posession propertie claim and demand whatsoever of him the said Henry Baker of in and to the said one hundred acres of land and the said one hundred and ninety acres as above mentioned and the said ten acres as yet unsurveyed or untaken up Together with all the messuages tenements houses barns buildings orchards gardens meadows or meadow land ways waters privileges improvements and all other appurtenances & advantages to the said land and premises premises hereby granted belonging or in any wise appertaining with the reversions remainders rents issues and profits thereof and of every part and parcel thereof and all deeds patents writings or other evidences which do concern the said premises alone To have and to hold the said three hundred acres of land and premises with the appurtenances and every part and parcel of the same to hi the said William Biles his heirs and assigns to the only use and behoof him the said William Biles his heirs and assigns forever under the yearly rents due or to become due to the proprietarie aforesaid his heirs or successors And the said Henry Baker for himself his heirs executors & administrators doth covenant promise grant and agree to with the said William Biles his heirs and assigns by these presents that he shall and may be lawful to and for the said William Biles his heirs and assigns at all times forever hereafter to have hold occupy posses and enjoy the above __________ granted ________ and every part and parcel of the same without the lawful _____ trouble eviction ejection molestation or disturbance of him the said Henry Baker his heirs executors and administrators or any of them And that the said Henry Baker the said three hundred acres of land and premises unto him the said William Biles his hairs and assigns against him the saied Henry Baker and his heirs and against all other persons whatsoever lawfully claiming or to claim by from or under him them or any of them or by any of their means ___________ procurement or consent shall and will warrant and by these presents forever defend In witness whereby the said Henry Baker hath hereunto set his hand and seal the first day of the seventh month one thousand six
