Deed: Randal Blackshaw to Ralph Cowgill, 1696 To all People before whom these presents shall come Know Ye that Randle Blackshaw of the County of Bucks and province of Pennsylvania Yeoman for and in consideration of the sum of six pounds current money of the aforesaid Province in hand paid by Ralph Cowgill of the aforesaid County and Province husbandman and son in law to the said Randel the receipt whereof the said Randel Blackshaw doth hereby acknowledge and thereof doth acquit and discharge the said Ralph Cowgill his heirs executors and administrators forever the said Randle Blackshaw hath given granted aliened bargained sold enfeofed and confirmed and by these presents doth fully freely and absolutely give grant alien bargain seal enfeoff and confirm unto the said Ralph Cowgill his heirs and assigns a certain piece or parcel of land situate lying and being in the aforesaid County of Bucks Beginning at a corner stake standing in the land on the South side of the said Randal's land thence one hundred and eighty pole to a stake standing on the north side of the meadow thence by the meadow side thirteen and one half poles to a corner marked tree thence north seventy two pole to a corner marked three thence West one hundred and thirty four poles to a corner marked white oak thence South forty five pole to a corner marked black oak thence east forty two pole to a corner marked black oak thence East South east fifty two pole to a corner marked white oak thence South one hundred and ninety pole to a corner marked white oak being a corner of John Smiths land then along the said Smith land to the first mentioned corner stake east sixty three poles being the place of Beginning Containing and laid out for one hundred and twelve acres of land be it more or less. Being part of the he is now settled upon and of the land granted to him by James Harrison late of the aforesaid County deceased by his deed of lease and release dated the thirteenth day of the six month and the first day of the 7th month one thousand six hundred eighty two and all the estate right title interest use posession property claim and demand whatsoever of him the said Randel Blackshaw of in and to the same and the reversion and reversions thereof To Have and To Hold the said one hundred and twelve acres of land and premises with the appurtenances and every part and parcel of the same to the said Ralph Cowgill his heirs and assigns to the only use and behoof of the said Ralph Cowgill his heirs and assigns forever At or under the yearly rents due or to come due to the Chief Lord of the Soyle of the said land and premises And the said Randle Blackshaw doth covenant promise and grant for himself and his heirs that they the said one hundred and twelve acres of land and premises to him the said Ralph Cowgill and his heirs and assigns against him the said Randle Blackshaw and his heirs and against all other persons claiming and to claim by from or under him them or any of them or by his their or any of their means privity procurement or consent shall and will warrant and by these presents forever defend And that the said Randel Blackshaw and his heirs and assigns shall and will at any time within the space of seven years now next ensueing the date of these presents at the request and charges of the said Ralph Cowgill make do and execute or cause or procure to be made done and executed all such further and other acts things conveyances and assurances in the law whatsoever for the further assuring and conveying of the said one hundred and twelve acres of land and premises to the said Ralph Cowgill his heirs and assigns as by his their or any of their counsel learned in the law shall lawfully and reasonably devised advised or required so as the persons thus requested be not compelled or compellable for the doing thereof to travel above ten English miles from their respective habitations at the time of such request made and so as the same contain no other or further warranty or covenant then what is particularly above specified. In witness whereof the said Randel Blackshaw hath hereunto put his hand and seal the first day of the first month one thousand six hundred ninety four 1694. Randle Blackshaw (seal) Sealed and Delivered in the presence of us William Biles Richard Hough Phineas Pemberton Bucks ss (The County seal) The 11th day of the 1 month 1695/6 the within conveyance was by Phineas Pemberton attorney to the within named Randel Blackshaw acknowledged and delivered in open Court in the aforesaid County unto the within named Ralph Cowgill Certified under my and hand County seal Phineas Pemberton Cl Com Recorded the 18th day of the 2 month 1696. Know all men by these presents that I Randel Blackshaw of the County of Bucks and Province of Pennsylvania Yeoman do authorize constitute and appoint my well beloved friend Phineas Pemberton my true and lawful attorney & in my place and stead to acknowledge and deliver one Ded in open Court to Joseph Kirkbride and one to Ralph Cowgill my son in law and hererby do ratify allow and confirm the same as fully as I were present to do it myself.
