Cowgill, 1696 Know all men by these presents that Randel Blackshaw of the county of Bucks and province of Pennsylvania for the natural affection that he hath and beareth towards his grandsons Abraham Cowgill and Nehemiah Cowgill sons of Ralph Cowgill and for the consideration of six shillings to him in hand paid and for divers other good reasonable and valuable considerations him thereunto especially moveing he the said Randal Blackshaw hath given granted aliened bargained sold enfeoffed and confirmed and by the se presents doth fully freely clearly and absolutely give grant alien bargain sell enfeoff and confirm unto the said Abraham Cowgill and Nehemiah Cowgill a certain lot of land lying and being in Wrightstown in the aforementioned county of Bucks containing and laid out for two hundred acres one hundred seventy two acres whereof is bounded southward by the land formerly James Harrison northward by the land formerly Thomas Dickensons westward by the park or center of the said town and the remaining part of the said tract lies in the said park or center which said tract of land was laid out by warrant from the proprietaries commissioners as part of the lands he the said Randal Blackshaw did purchase from James Harrison late of the aforesaid county of Bucks deceased as by deeds of lease and release dated the thirteenth day of the sixth month and the first day of the seventh month one thousand six hundred eighty two may appear and all the estate right title interest use posession propertie claim and demand whatsoever him the said Randal Blackshaw of in and to the said tract of land with the reversions remainders rents issues and profits thereof To have and to hold the said two hundred acres of land and premises with the appurtenances and every part and parcel of the same to them the said Abraham Cowgill and Nehemiah Cowgill to the only proper use and behoof of the said Abraham Cowgill and Nehemiah Cowgill there heirs and assigns forever Under the yearly rents due or to become due to the proprietarie and his heirs and successors And the said Randal Blackshaw doth covenant promise and grant for himself and his heirs that they the said two hundred acres of land and premises to them the said Abraham Cowgill and Nehemiah Cowgill and their heirs against them the said Randal Blackshaw and his heirs and against all other persons claiming or to claim by from or under him them or any of them or by his their or any of their means privitie or procurement or consent shall and will warrant and forever defend by these presents And that the said Randal Blackshaw and his heirs and assigns shall and will at any time within the space of seven years now next ensuing the date of these presents at the request and charges of the said Abraham Cowgill and Nehemiah Cowgill or their or either of their guardian or guardians make do and execute or cause or procure to have made done or executed all such further and other acts things conveyances and assurances in the law whatsoever for the further assuring and conveying of the said two hundred acres of land and premises to the said Abraham Cowgill & Nehemiah Cowgill their heirs and assigns as by their or other or any of their counsel learned in the law shall be lawfully and reasonably devised advised or required so as the persons thus requested be not compelled or compellable for the doing thereof to travel above ten english miles from their respective habitation at the time of such request made and that the same contain no other or further warrantie or covenant but against him the said Randolph Blackshaw and against his respective heirs In witness whereof the said Randolph Blackshaw hath hereunto put his hand & seal the first day of the first month one thousand six hundred ninety six 1696/7 Randolph Blackshaw (seal) Sealed and delivered in the presence of us Jacob Janney Enoch Yardley Joseph Kirkbride Bucks ss (County seal) The 10th day of the first month 1696/7 the above conveyance was by the above named Randolph Blackshaw delivered in open court of the aforesaid county unto Joseph Kirkbride for the use of the above named Abraham Cowgill and Nehemiah Cowgill Certified under my hand and county seal Phineas Pemberton Co Com Recorded the 6th day 2/mo 1697
