This Indenture made the fifth day of May in the year of our Lord One thousand seven hundred and sixty-two Between William Allen of the City of Philadelphia in the Province of Pennsylvania Esquires of the one Part and James Hughes of Bedminister Township in the County of Bucks in the said Province Yeoman of the other Part??? that the said William Allen for and in Consideration of the sum of seventy-eight Pounds & ten Shillings lawful Money of Pennsylvania to him Paid by the said James Hughes for before the Sealing of said Delivery whereof the Receipt where of the said William Allen doth hereby acknowledge and confess and thereof forever doth acquit and discharge the said James Hughes, his heirs and assigns hath Granted Bargained Sold? Released his confirmed and by these Presents doth Grant Bargain Sell? Release and Confirm unto the said James Hughes in his acted Possession and ? note being and to his Heirs and Assigns A Certain Tract of Piece of Land situated in Bedminister Township aforesaid Beginning at the Stone at a Corner of Abraham Blad's Land and from thence ascending by the same North forty-four Degrees and Forty eighth minutes East One Hundred and One Perches to a Post thence by Land intended to be Granted by the said William Allen unto Owen Hochman South forth five Degrees forty minutes East One Hundred and forty-nine Perches and five tenths of a Perch to a Post in a Line of land lately Sold to William Moyes by the said William Allen and from thence extending by the same and John Bagen's Land respectively South forty four Degrees West One hundred and one Perches and one tenth of a Perch to a stone thence by David Holb's Land North forty-six degrees West One Hundred and fifty Perches to the place of Beginning Containing Ninety four Acres and eight Perches of Land Left is part of six thousand six hundred and fifty-three Acres which by Warrant of the 5th of March 1738 were Surveyed unto the said William Allen in Part of The Thousand Acres of land which William Penn Esquire chief Proprietor and Governor of this Province Deceased did by his last Will and Testament devise unto his grandson Springet Penn and his Heirs to be set out in some proper and beneficial places in this Province by his Trustees which then thousand Acres the said Springet Penn did grant unto William Penn's youngest Brother of the said Springet in Free by Indentures of Lease and Release bearing Date respectively the 9th and 10th Days of April Anno Dom. 1729 on Record at Philadelphia in Book F vo. 6 P2 ? Together also will all and singular the Hayes Woods Waters Water Courses Rights Liberties Privileges Improvements Hereditament and Appurtenances wheat so ever to the said Tract of Land belonging or in any wise appertaining to the Reversions and remainders thereof To Have and to Hold the said Described Tract or Piece of land and all and singular other the Promises hereby granted released and confirmed or intended so to be with they're and every of their Appurtenances unto the said James Hughes his Heirs and Assigns to the only proper ? and Person of the said James Hughes his Heirs and assigns forever Yielding and Paying therefore Yearly unto the Person William Allen his Heirs and Assigns on the Sixteenth of November forever the yearly rent of one Peppercorn if the same shall be demanded and the said William Allen doth Covenant for him and & his heirs that he and his Heirs the said Piece or Tract of Land Hereditament and Appurtenances hereby granted unto the said James Hughes his Heirs and Assigns all other Persons Lawfully Claiming or to Claim by from or under him thus many of them shall and will Warrant and forever defend by the said William Allen doth covenant promise and grant land with the said James Hughes his Heirs and Assigns by these Presents that he the said William Allen & his Heirs and all and every other Person and Persons whatsoever having or lawfully claiming or to Claim any Estate Right Title or Interest of in onto the Promise as many part thirst of by from or under him or them shall and will at any time or time hereafter at the reasonable Request Cost and Charges in Law of the thirst James Hughes, his Heirs of Assigns makes execute and acknowledged or cause so to be all and every such further and other reasonable Act and Acts Deed or Deeds Device or Devices in Law whatsoever for the further and better Assurance and Confirmation of the said Piece or Tract of Land and Premises hereby granted unto the said James Hughes his heirs and Assigns within the space of seven years rest after the Date hereof and not Compellable to travel from home as by him of them or his or theirs council ? in law shall be reasonably devised advised or require: / The Parties aforesaid to these Presents have Interchangeably set their Hands and Seals hereto Dated the Day and Year first have written William Allen (seal) Sealed and Delivered in the presence of us (the Words six thousand six hundred and fifty-three Acres which by Warrant of the 5th of March 1720 were surveyed unto the said William Allen in part of being first? between the Eighth and ninth lines/ Alear Stuart, (Signature) Received the Day f the Date of the above written Indenture of the above said James Hughes the sum of seventy-eight pounds 10-shilling lawful money of Pennsylvania being the full consideration money above mentioned Witness Present Alear Stuart (signature) On the Twenty sixth day of May One thousand seven Hundred and sixty-two applied before one Patrick Davis Esquire on of his Majesty's justices for the County of Bucks Frederick Likeday and on his solemn Affirmation says that he saw the above named William Allen Esquire sign seal and deliver the above indenture as his act and deed and desired that the same might be recorded as his act and deed In witness whereof I have hereunto set my hand and seal this twenty sixth day of May 1762 Pat Davis (Seal) Recorded November 10th 1786 This Indenture made the sixteenth day of October in the year of our Lord One Thousand ? Hundred and Eight six between William McHenry of Bedminister Township in the County of Bucks in Pennsylvania and Mary his Wife of the One Part, and Alexander Hughes of Haycock Township in the County of Bucks aforesaid of the other part whereas there is a Certain piece of tract of land situated in Bedminister aforesaid Beginning at a heap of stones a corner of David D Land then running by the same South forty four Degrees and terminates East fifty Perches to a stone, then by Land of the same tract North forty six Degrees and minutes East Eighty Perches to a stone and North forty four degrees and terminates west fifty Perches to a stone in the line of Abraham Black Senior land, thereby the same and the aforesaid Hugh's line south forty six degrees and terminates west eighty perches to the place of beginning. Containing twenty-five Acres which is part of a larger Tract of land which James Hughes late of Bedminister aforesaid (Deceased purchased of William Allen Esquire and died seized, and in and by his last will and Testament after giving to his wife one third part of thereof during her natural life did give the whole of his lands situated in the Township of Bedminister aforesaid in the words following "it is my Will and I do hereby order and bequeath unto my son James Hughes and my Son Joshua Hughes and to my Great Grandson James Hughes so to My grandson Alexander Hughes all my plantation in Bedminister aforesaid( under the encumbrances aforesaid to my wife) to them their heirs and assigns forever and it is my will and I order that my grandson Alexander Hughes take care of his sons one third part of said plantation during his minority and take the profits thereof for his use, and it is my will if his son should die before he becomes of age or die without heirs that it should be and remain to his father Alexander Hughes his Heirs and Assigns forever" As in condition by the said will bearing date the 10th day of October in the Year 1798. Recorded in the Registers office for the said County of Bucks in Book ? volume 1 More fully appear Reference being thereunto had the said James Hughes and Alexander Hughes did grant bargain sell release confirm the above said and describe twenty five acres of land and the said William McHenry his heirs and assigns forever as in and by their deed bearing date the eleventh day of October in the year 1781 and Recorded in the Recorders Office for recording of deeds in the said County of Bucks Book G? Volume 1 page 338 More fully appears retained being there unto had. Now these ? are Witnesses that the William McHenry and Mary his Wife for and in consideration of the sum of One hundred and twenty five Pounds in ? at the current rate to them in hand will and truly paid by the said Alexander Hughes at or before the sealing and delivery hereof the receipt whereof they the said William McHenry and Mary his wife do hereby acknowledge and thereof and therefore do acquit Exonerate release and discharge here the said Alexander Hughes his heirs executors and administrator by these presents do grant bargain sell release and confirm unto the said Alexander Hughes all that the above described twenty five acres of land together with all and singular the fences improvements ways woods waters, water courses rights liberties privileges hereditament and appurtenances . What forever thereunto belonging or in any wise appertaining to the reversions remainders rents fees and profits thereof and every part and parcel thereof. To have and to hold the said twenty five acres of land Hereditament and Premises hereby granted mentioned or intended to be granted with the appurtenances unto him the said Alexander Hughes his heirs and assigns to the only proper use benefit and behalf of him the said Alexander Hughes his heirs and assigns forever Under a proportional part of the yearly quitrent hereafter accessing to the chief Lord or Lords of the ? thereof ? the said William McHenry and Mary his Wife doth hereby covenant promise and grant to and with the said Alexander Hughes his heirs and assigns that they the said William McHenry and Mary his wife for themselves and their heirs the said twenty five acres of land Hereditament and premises hereby granted mentioned or intended so to be with the appurtenances and the said Alexander Hughes his Heirs and assigns against him the said William McHenry and Mary his wife and their heirs and against all every other person and person whatsoever lawfully claiming or to claim by form or under him them or any other of them shall and will warrant and forever defend by these presents. In Witness whereof the said William McHenry and mary his wife have hereunto set their hands and seals the day and year first above written Sealed and Delivered in the Presence of Thomas Dyer, ? Wm McHenry (seal) Mary McHenry (seal) Received on the Day of the Date at the above Indenture of the therein named Alexander Hughes the full sum of one hundred and twenty five Pounds as it being Consideration Money within mentioned to be paid to us Received Wm McHenry Witness present at the signing Thos. Dyer, ? Bucks ? William Mchenry and Mary his Wife the above grantors appeared before me Thomas Dyer Esquire one of the Trustees, & for the County of Bucks and acknowledge the foregoing Indenture to be therein Act and Deed and Desired the same maybe recorded as such as agreeable to Law Witness my Hand and seal this sixteenth Day of October Anno Dom 1786 Tho.
