Deed: Jos Kirkbride to Jno Hutchinson, 1707 To all People to whom these presents shall come Joseph Kirkbride of ye County of Bucks in ye Province of Pennsylvania Yeoman Sendeth Greeting Whereas there is a certain tract or parcel of land Situate lying and being in ye County of Bucks Beginning at a small black oak standing upon a creek thence North Northwest three degrees westerly by vacant land and ye land formerly of Randall Balckshaw's and ye Proprietarys land three hundred and sixteen perches to a white oak marked for a corner by a meadow side thence Southeast and by East by ye land of Samuel Burges two hundred and eight perches to ye Creek and ye side of timber Swamp thence along ye extreme borders of ye said timber swamp upon ye several courses thereof to ye first mentioned station containing one hundred and three acres of land (within which bounds are enclosed three acres of land formerly sold and conveyed by Richard Lundy unto Ralph Sutton and to his heirs and assigns forever which said three acres of land is wholly excepted out of this present grant and sale) which said land was sold and conveyed by Samuel Burgess unto Richard Lundy and to his heirs and assigns forever by Indentures of sale bearing date ye 24th day of May 1689 and by ye said Richard Lundy ye said land was sold and conveyed to Thomas Dure and to his heirs and assigns forever by a certain Deed Poll duly executed under ye hand and seal of ye said Richard bearing date ye Ninth day of June 1701 as by ye said deed acknowledged in Court and recorded in ye Rolls office for Bucks Book C, Vol 1 page 37 may appear And ye said Thomas Dure did grant and convey ye said land to ye said Joseph Kirkbride and to his heirs and assigns forever as by a certain deed poll duly executed under ye hand and seal of ye said Thomas and acknowledged according to law and recorded in ye Rolls office for Bucks in Book C, Vol 1, page 317-318 may appear Now Know Ye that ye said Joseph Kirkbride for an in consideration of ye sum of five shillings of current silver money of Pennsylvania to him in hand paid by John Hutchinson of ye said County and Province Tailor (as also for other valuable considerations him ye said Joseph hereunto moving) the receipt whereof ye said Joseph Kirkbride doth hereby acknowledge and thereof doth acquit and discharge ye said John Hutchinson and Phebe his wife their heirs and assigns forever by these presents hath given granted bargained sold aliened enfeoffed and confirmed and by these presents doth give grant bargain sell alien enfeoff and confirm unto ye said John Hutchinson and Phebe his wife all and singular ye said tract of land Situate lying and being as is herein above set down and described (except as before excepted) Together with all ye houses edifices barnes stables gardens orchards ways waters water courses woods meadows fishings fowlings huntings rights liberties privileges improvements Hereditaments advantages and appurtenances whatsoever thereunto belonging or in any wise appertaining and all ye estate right title interest use possession property claim and demand whatsoever of him ye said Joseph Kirkbride of in or to ye same and ye reversions remainders rents issues and profits thereof and all deeds evidences and writings concerning ye same To Have and To Hold ye said tract or parcel of land (except as before excepted) unto ye said John Hutchinson and Phebe his wife and their heirs to ye only proper use and behoof of them the said John Hutchinson and Phebe his wife and their heirs and assigns forever Under ye yearly quit rent from hence forth to become due to ye Lord of ye fee thereof And ye said Joseph Kirkbride for himself his heirs executors and administrators doth covenant promise grant and agree to and with ye said John Hutchinson and Phebe his wife their heirs and assigns by these presents that he ye said Joseph Kirkbride at all times hereafter ye said tract or parcel of land and all other ye premises hereby granted mentioned or intended to be granted with their appurtenances unto them ye said John Hutchinson and Phebe his wife their heirs and assigns against him ye said Joseph Kirkbride and his heirs and against all other persons whatsoever claiming or to claim by from or under him them or any of them shall and will warrant and forever defend by these presents. In witness whereof he ye said Joseph Kirkbride hath hereunto set his hand and seal dated ye eighth day of December in ye Sixth year of ye Reign of our Sovereign Lady Anne over England &c Queen Anno Domini 1707. Joseph Kirkbride (seal) Sealed and Delivered in ye presence of Tho Stevenson Wm Croasdale Be it remembered that ye Eighth day of December Anno Domini 1707 before me Willoughby Warder one of ye Justices of ye Peace of ye County of Bucks came ye within named Joseph Kirkbride in his proper person and then and there brought this writing or Conveyance which he acknowledged to be his deed and desired that ye same may be enrolled or recorded as his Deed according to an act of Assembly of this Province lately made and provided. In Witness whereof I have hereunto set my hand and seal ye day and year first above written. Willoughby Warden (seal) Be it remembered that I Jeremiah Langhorne Recorder of Deeds for ye County of Bucks was present when ye above named Joseph Kirkbride did before ye said Justice acknowledge ye said writing to be his deed Whereupon ye said Justice having certified ye said acknowledgment made ye day and year and in manner aforesaid did deliver ye said writing to me to be entered of record and ye same is recorded ye twenty forth day of February Anno Domini 1707/8 In witness whereof I have hereunto set my hand and seal of my office.
