Deed: Jeremiah Dungan to Joseph Kirkbride, 1701 To all People before whom these presents shall come Jeremiah Dungan of the County of Bucks and Province of Pennsylvania Yoeman Sends Greeting Whereas there are two lots of land lying and being in Bristol in the County of Bucks and Province of Pennsylvania The one lot Beginning at a corner post being a corner of another lot belonging to Joseph Kirkbride of the aforesaid County and Province Yeoman then by the said Lot side to the River Delaware thence by the said River side two perches thence by the land of Anthony Burton to Ratlife Street thence by the said Street two perches to the first mentioned post The Other Lot lies on the Northerly side of Ratlife aforesaid and opposite to the above described lot being two perches front to Ratlife Street and extending in length from the said Street backward to the line of the back lot of Thomas Brock holding the said bredth of two perches throughout lying between the land of Edward Mayes and Thomas Brock which said lots of land are part of Eleven acres which Joseph English (son in law and heir to Samuel Clift deceased who in his lifetime took up and sealed the same with other lands) granted and confirmed to Thomas Brock and Anthony Burton and their heirs by Deed Poll dated the 20th day of the 12th Month 1695 and since laid out to the said Burton as part of his moiety of the said eleven acres as by Indentures of Partition made between the said Brock on the one part and the said Burton on the other part dated the 8th day of the 4th Month 1696 and by the said Burton was granted and confirmed unto the aforesaid Jeremiah Dungan in fee by Deed Poll dated the 5th day of the 5th Month 1696 and Recorded in the Rolls office in the County of Bucks book B page 193-194. Now Know Ye that the said Jeremiah Dungan for and in consideration of the sum of sixty pounds current silver money of the aforesaid province to him in hand paid by Joseph Kirkbride aforesaid the receipt whereof he the said Jeremiah Dungan doth hereby acknowledge and thereof doth acquit and discharge the said Joseph Kirkbride his heirs executors administrators and assigns forever hath given granted aliened bargained sold enfeoffed and by these presents confirmed unto the said Joseph Kirkbride his heirs and assigns forever the aforesaid two lots of land and premises with the appurtenances butted bounded lying and being as above mentioned and expressed with all the homes buildings wharf or wharves improvements and advantages whatsoever in any wise thereunto appertaining or belonging and all the estate right title interest use posession property claim and demand whatsoever of him the said Jeremiah Dungan of in and to the same with the reversions remainders rents issues and profits thereof and all deeds writings or other evidences which do only and alone concern the said lots of land and premises or any part thereof To Have and To Hold the said two Lots of land and premises with the appurtenances unto the said Joseph Kirkbride his heirs and assigns to the only use and behoof of him the said Joseph Kirkbride his heirs and assigns forever Under the yearly rents due or to become due to the Proprietary of the aforesaid Province his heirs and assigns And the said Jeremiah Dungan for himself and for his heirs executors and administrators doth covenant promise and grant to and with the said Joseph Kirkbride his heirs and assigns that they the said land & Premises unto the said Joseph Kirkbride and his heirs against him the said Jeremiah Dungan and his heirs and the heirs of him the said Anthony Burton and all other persons claiming under them or any of them shall and will warrant and forever defend by these presents And also that the said Jeremiah Dungan and his heirs shall and will at any time within the space of seven years now next ensuing at the request cost and charges of him the said Joseph Kirkbride his heirs and assigns make do and execute or cause or procure to be made done and executed all such further and other acts things and conveyances or assurances in the law whatsoever for the further conveying and sure making of the said lots of land and premises unto the said Joseph Kirkbride his heirs and assigns do by his or their counsel learned in the law shall be lawfully and reasonably devised advised or required so as the persons thus requested be not compellable to travel above twelve English Miles from their respective habitations for the doing thereof at the time of such request nor enter into any other covenant or warranty than as above expressed. In Witness Whereof the said Jeremiah Dungan hath hereunto set his hand and seal the twenty ninth day of the Sixth Month Anno Domini one thousand seven hundred and one 1701. Jeremiah Dungan (seal) Sealed and Delivered in the presence of Wm Beaks Willm Hayhurst Abell Janney Received the 29th of the 6th Month 1701 of Joseph Kirkbride the sum of Sixty pounds the within mentioned consideration. I say received of me Jeremiah Dungan Witnesses Wm Beakes Abel Janney (the county seal) Bucks ss The Tenth day of the 8th Month 1701 The within Conveyance was delivered in open Court according to law.
