Deed: John Parsons to Joseph Kirkbride, 1702 To all People before whom these Presents shall come John Parsons of Philadelphia in the County of Philadelphia and Province of Pennsylvania Carpenter Sends Greeting Whereas there is a certain tract of land lying and being in the County of Bucks and Province of Pennsylvania aforesaid near the Falls of Delaware River Beginning at a corner post dividing it from the land laid out to John Lust thence by the same South twenty five degrees West three hundred and twelve perches to a red oak thence West fifteen degrees South ninety perches to a post thence West two degrees South five hundred and thirty four perches to a post and heap of stones thence North sixty perches by vacant land to a post and a heap of stones thence by the land laid out to William Beakes East five hundred and fifty eight perches to a white oak thence East North Eat fifty five and a half perches to a black oak thence Northeast fifty three perches to a post standing by Delaware River aforesaid then down the several courses of the River to the first mentioned post being formerly laid out for two hundred and fifty acres but since upon a resurvey found to contain two hundred and ninety one acres and one hundred and twenty eight perches which said was confirmed to the said John Parsons in fee by Patent under the hand and broad seal of William Penn Proprietary of the aforesaid Province bearing date the Sixteenth of September one thousand seven hundred and one Now Know Ye that the said John Parsons for and in consideration of the sum of Forty pounds current silver money of the aforesaid to him in hand paid by Joseph Kirkbride of the aforesaid Province and County of Bucks aforesaid Yeoman the receipt whereof the said John Parsons doth hereby acknowledge and thereof doth acquit and discharge the said Joseph Kirkbride his heirs executors administrators and assigns forever by these presents hath given granted aliened bargained sold enfeoffed and by these presents confirmed unto the said Joseph Kirkbride his heirs and assigns forever the above mentioned two hundred ninety one acres and one hundred and twenty eight perches of land lying being limited and bounded as above expressed and mentioned together with all mines minerals quarries woods under woods timber and trees ways waters water courses liberties profits and commodities and appurtenances whatsoever to the said land or any part thereof appertaining with the reversions remainders rents issues and profits as also three fifth parts of all royal mines form all deductions and reprigalls for digging and refining the same only excepted and hereby referred as also free liberty to and for the said Joseph Kirkbride his heirs and assigns to hawk hunt fish and fowl in and upon the premises hereby granted or any part thereof as also the aforesaid Letters Patent and all other deeds writings or evidences which do only concern the same To have and to hold the said two hundred and ninety one acres and a hundred and twenty eight perches of land and premises with the appurtenances and every part and parcell of the same to him the said Joseph Kirkbride his heirs and assigns to the only use and behoof of him the said Joseph Kirkbride his heirs and assigns forever Under the yearly rents from henceforth to become due to the Proprietary his heirs and assigns forever And the said John Parsons his heirs and assigns that they the aforesaid land and premises with the appurtenances to him the said Joseph Kirkbride his heirs and assigns against him the said John Parsons his heirs executors and administrators and all other persons claiming under them or any of them shall and will by these presents warrant and defend forever. In Witness whereof the said John Parsons hath hereunto set his hand and seal the first day of the tenth Month Anno Domini one thousand seven hundred an done.
