Deed: Joseph Kirkbride to Matthew Kirkbride, 1702 To all People before whom these presents shall come Know Ye that Joseph Kirkbride of Falls Township in the County of Bucks and Province of Pennsylvania Yeoman for and in consideration of the sum of thirty pounds of current money of the said Province to him in hand paid by Matthew Kirkbride of Makefield in the said County and Province Tailor the receipt whereof the said Joseph Kirkbride doth hereby acknowledge and thereof doth acquit and discharge the said Matthew Kirkbride his heirs executors and administrators forever by these presents he the said Joseph Kirkbride hath given granted bargained sold aliened enfeoffed and by these presents confirmed unto the said Matthew Kirkbride his heirs and assigns forever a certain piece or parc3el of land lying in the said County of Bucks Beginning at a post standing ON Delaware River being also the corner of John Lusts Land thence by the said land South fifty two degrees West three hundred and twelve perches to a red oak thence West fifteen degrees South seventy perches to a post thence by the said Joseph Kirkbrides land North forty seven perches to a White oak in the line of land laid out to William Beakes thence by the said land East Northeast fifty five perches and a half to a white oak thence Northeast fifty three perches to a black oak thence North fifty three degrees East two hundred and thirty eight perches to a post by the said River then down the several courses thereof to the place of Beginning Containing one hundred and three acres Which said land is part of a tract of land sold and conveyed unto the said Joseph Kirkbride form John Parsons by Deed Poll bearing date the first day of the tenth Month 1701 for the consideration therein mentioned and confirmed unto the said John Parsons by Patent under the hand of William Penn Proprietary Governor and under the great seal of the said Province bearing date the Sixteenth day of the Seventh Month 1701. Together with all the messuages and tenements ways woods waters water courses privileges and improvements and other the appurtenances to the said one hundred and three acres of land and premises hereby granted belonging or in any wise appertaining and also all the estate right title interest use posession property claim and demand whatsoever of him the said Joseph Kirkbride of in and to the same with the reversions remainders rents issues and profits thereof To have and To Hold the said one hundred and three acres of land and premises with the appurtenances and so to him the said Matthew Kirkbride his hers and assigns to the only use and behoof of him the said Matthew Kirkbride his heirs and assigns forever. Under the yearly rents accruing to the said Proprietary his heirs and successors And the said Joseph Kirkbride for himself his heirs executors and administrators doth covenant promise and grant to and with the said Matthew Kirkbride his heirs executors administrators and assigns that he the said Joseph Kirkbride the said one hundred and three acres of land and premises to him the said Matthew Kirkbride his heirs and assigns against him the said Joseph Kirkbride and his heirs and also against all other persons whatsoever claiming or to claim by from or under him them or any of them by his their or any of their means privity procurement or consent shall and will warrant and forever defend Matthew Kirkbride his heirs and assigns freely acquitted and discharged of all encumbrances whatsoever (the quit rents thereof before mentioned only excepted) In witness whereof the said Joseph Kirkbride hath hereunto set his hand and seal the Seventh day of the Ninth month in the year of our Lord one thousand seven hundred and two 1702.
