Deed: Thos Dure to Jos Kirkbride, 1706 To all People to whom these presents shall come Thos Dure of ye County of Bucks in ye Province of Pennsylvania Yeoman Sendeth Greeting Whereas there is a certain tract or parcel of land Situate lying and being in ye said y of Bucks Beginning at two small black oak trees standing upon a creek thence North Northwest three degrees Westerly by vacant lands and ye lands some time of Randall Blackshaw and ye Proprietarys land three hundred and sixteen perches to a white oak marked for a corner by a meadow side thence Southeast and by East two hundred and eight perches to ye Creek in ye side of Timber swamp thence along ye extreme borders of ye said timber swamp upon ye several courses thereof to ye first mentioned Station Containing one hundred and three acres of land within which bounds are enclosed three acres formerly sold and conveyed by Richard Lundy unto Ralph Sutton and to his heirs and assigns forever (which said tree acres of land is wholly excepted out of this present deed of conveyance and Sale) which said land was sold and conveyed by Samuel Burgess unto Richard and to his heirs and assigns forever by Indentures of sale bearing date ye twenty forth day of third month 1689 And by ye said Richard Lundy ye said land was sold and conveyed to ye said Thomas Dure and to his heirs and assigns forever by Deed Poll duly executed under ye hand and seal of ye said Richard Lundy bearing date ye 9th day of ye Fourth Mo 1701 acknowledged in Court and recorded in ye Rolls office for Bucks Book C, Vol 1 page 37 may appear. Now Know Ye that ye said Thomas Dure for an in consideration of ye sum of eighty pounds of current silver money of Pennsylvania to him in hand paid by Joseph Kirkbride of ye said County of Bucks yeoman ye receipt whereof he ye said Thomas Dure doth hereby acknowledge and thereof and of every part thereof doth hereby acquit release exonerate and discharge ye said Joseph Kirkbride his heirs and assigns forever by these presents hath given granted bargained sold aliened enfeoffed and confirmed and by these presents doth grant bargain sell alien enfeoff and confirm unto ye said Joseph Kirkbride his heirs and assigns all and singular ye said tract of land Situate lying and being as is herein above set down and described (except as before excepted) Together with all ye houses edifices barns stables outhouses gardens orchards ways waters woods water courses meadows fishings fowlings huntings rights liberties privileges improvements Hereditaments and appurtenances whatsoever thereunto belonging or in any wise appertaining and also all ye estate right title interest use possession property claim and demand whatsoever of him ye said Thomas Dure of in or to ye same and the reversions remainders rents issues and profits thereof and all deeds evidences and writings which do only and alone concern the ye same To Have and To Hold ye said tract or parcel of land (except as before excepted) unto ye said Joseph Kirkbride and his heirs to ye only use benefit and behoof of him ye said Joseph Kirkbride his heirs and assigns forever Under ye yearly quit rent from hence forth to become due to ye Proprietary and his heirs for ye same And ye said Thomas Dure for himself his heirs executors and administrators doth covenant promise grant and agree to and with ye said Joseph Kirkbride his heirs executors administrators and assigns by these presents that he ye said Thomas Dure at all times hereafter ye said tract of land and premises hereby granted with ye appurtenances unto them ye said Joseph Kirkbride his heirs and assigns against him ye said Thomas Dure and his heirs and against all other persons whatsoever lawfully claiming or to claim by from or under him them or any of them shall and will warrant and forever defend by these presents free and clear and freely and clearly acquitted and discharged of and from all manner of taxes levies impositions estates titles charges troubles and incumbrances whatsoever had made committed or done or suffered to be had made committed or done by ye said Thomas Dure or by any other person or persons at any time preceding ye day of ye date of these presents (ye quit rents before mentioned only excepted) In witness whereof he ye said Thomas Dure hath hereunto set his hand and seal dated ye first day of ye Second Mo in ye fifth year of ye reign of our Sovereign Lady Anne over England &c Queen Anno Domini 1706. Thomas Dure (seal) Sealed and Delivered in ye presence of us John Hutchinson Samuel Athonlly Be it remembered that ye first day of September in ye year of our Lord one thousand and seven and six before me Willoughby Warder one of ye Justices of ye Peace for ye County of Bucks came ye within named Thomas Dure in proper person and then and there brought this writing or conveyance which he acknowledged to be his deed and desired that ye same may recorded or inrolled as his deed according to an act of Assembly of this Province made and provided. In Witness whereof I have hereunto set my hand and seal ye day and year first above written. Willoughby Warden (seal) Be it remembered that I Jeremiah Langhorne Recorder of Deeds for ye County of Bucks was present when ye above named Thomas Dure did before ye said Justice acknowledge ye said writing to be his deed Whereupon ye Justice having certified ye said acknowledgment made ye day and year and in manner aforesaid did deliver ye said writing to me to be entered of record And ye same is recorded ye Sixteenth day of April Anno Domini 1707 In witness whereof I have hereunto set my hand and seal of my office.
