All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/pafiles.htm ************************************************ File contributed for use in USGenWeb Archives by: Muriel Sonne cgsonne@yahoo.com July 27, 2009, 5:37 pm Written: June 2, 1763 Recorded: January 15, 1793 Deed Book 26, p. 600-601 (from FHL MF#172884) This indenture made the second day of June in the year of our Lord One Thousandseven hundred and sixty three Between Jacob Rule of Rockhill in the County of Bucks Weaver (Eldest Son of Peter Rule late of Rockhill afores’d deceased) Appollonia his wife and Adam Tawney of the same Place weaver in Right of His Wife Christiana late deceased Daughter of the said Peter Rule deceased and Christian Kern of Rockhill afores’d weaver and Mary his Wife another Daughter of the said Peter Rule*+* and Peter Rule another Son of the said Peter Rule deceased and Dorothy Rule another Daughter of the said deceased of the one Part and John Herr of Rockhill aforesaid Yeoman of the other part Whereas Andrew Hamilton of the City of Philadelphia Esquire & Anne his wife by Indenture dated the Twelfth day of January Anno Domini 1730 1 granted and confirmed unto the said Peter Rule deceased a certain Piece or Parcel of Land situate in Rockhill aforesaid Beginning at a White oak near the Manor of Perkasy and thence extending South West one hundred and thirty seven Perches to a post a corner of Daniel Berndallers Land Thence by the same Eighty seven Perches North West to a post Thence North East One Hundred & thirty*+* And Anthony Cressman of the same Place Yeoman and Magdalene his wife Daughter also of the said Peter Rule, and Ludwick Fluck of the same Place Cordwainer and Barbara his wife Daughter also of the sd. Peter Rule these two lines omitted, discovered on confirmation and herecopied from the original by Wm Linton Recorder [end of page 600] Thirty seven Perches to a Post Thence South East Eighty seven Perches to the Place of Beginning Containing seventy five Acres by virture of which Indenture and grant afores’d he the said Peter Rule became seized in and of the said Seventy Five acres of Land in his Desmesne as of Fee, and being so legally seized thereof, He died Intestate, whereby the Estate and Right of Inheritance of the said seventy five acres of Land legally descended to his Children & Heirs above named jointly with his Daughter Ruth the Wife of the said John Herr. Now this Indenture Witnesseth that the sd. Jacob Rule and Appolonia his Wife for in Consideration of the Sum of Twenty three pounds lawful Money of Pennsylvania, and the said Adam Tawney for and in Consideration of Twenty three Pounds lawful Money aforesd. And Christian Kern and Mary his Wife for Twenty three Pounds lawful Money, & Anthony Cressman and Magdalene his wife for Twenty three Pounds lawful Money and Lodewick Fluck and Barbara his Wife for the like Sum of Twenty three Pounds and Peter Rule for and in Consideration of the like sum of Twenty three Pounds Lawful money & Dorothy Rule for the like Sum of Twenty three Pounds lawful Money aforesaid to them respectively paid by the said John Herr the Receipt whereof they do acknowledge & thereof do acquit & forever discharge the said John Herr his Heirs and Assigns by these Presents have granted bargained sold released and confirmed and by these Presents do grant bargain sell release and confirm unto the sd. John Herr his Heirs and Asigns All the above described seventy five acres of Land by Meter and Bounds as aforesaid be the same more of less Together with all and singular the houses Buildings Improvements Woods Ways Waters Water Courses Rights Liberties Privileges Hereditaments and Appurtenances whatsoever thereunto belonging or any will appertaining And the ?Remainders Rents Issues and Profits thereof, And all of Estate Right Title Interest Property Claim and demand whatsoever of them the said Jacob Rule and Appolonia his wife Adam Tawney, Christian Kern & Mary his wife, Anthony Cressman and Magdalene his wife, Ludwick Fluck & Barbara his wife Peter Rule and Dorothy Rule and every of them of in or to the above described seventy five Acres of Land or any part thereof To have and to hold the said seventy five acres of Land Hereditaments and Premises hereby granted or mentioned to be granted with the Appurtenances and every Part thereof unto the said Jacob Herr his heirs & assigns To the only pro?? & Behoof of the sd. John Herr his heirs and Assigns forever Under the yearly quit rent hereafter accruing for the same to the Chief Lord or Lords of the fee thereof And the said Jacob Rule and Appolonia his wife Adam Tawney Christian Kern & Mary his wife Anthony Cressman and Magdalene his Wife Ludwick Fluck & Barbara his wife Peter Rule and Dorothy Rule and every of them for themselves and their Heirs respectively do hereby covenant that they and their Heirs The said Seventy five Acres of Land and Premises hereby granted or mentioned so to be with the appurtenances and every Part thereof unto the sd. John Herr his Heirs and Assigns against them the said Jacob Rule & Appolonia his wife Adam Tawney Christian Kern & Mary his [wife] Anthony Cressman and Magdalene his Wife Ludwick Fluck and Barbara his wife Peter Rule and Dorothy Rule and every of them and their Heirs respectively and against all and every other Person & Persons whatsoever lawfully claiming or to claim by from or under them or any or either of them shall & will Warrant and forever defend by these Presents. In Witness whereof the said Parties to these Presents have interchangeably set their Hands and Seals hereunto dated the day an year ? above written.
