Maizland et. al to Milton Love: This indenture made the 2nd day of July in the year of our Lord one thousand nine hundred and six between George P. Maizland and Mary L. his wife; Harriet Walker and James Walker, her husband; Margaret A. Stepp & Cyrus F. Stepp, her husband; Elisabeth Shoemaker and Grant Shoemaker, her husband; Ida M. Harbison & William J. Harbison, her husband; all of the County of Butler and State of Pennsylvania; and being the children and heirs-at-law of George Maizland late of the Township of Clinton, county of Butler and State of Pennsylvania, deceased, parties of the first part, and Milton L. Love, of the County of Allegheny and State of Pennsylvania, part of the second part. WITNESSETH that the said parties of the first part in consideration of eight thousand three hundred dollars ($8,300.00) to them now paid by the said part of the second part do grant, bargain, sell and convey unto the said party of the second part his heirs and assigns all the following described piece, parcel or tract of land situate in the Township of Clinton, County of Butler, and State of Pennsylvania being bounded and more full described as follows to wit: Beginning at a stone at the north west corner thence the lands now or formerly of John Maizland and the heirs of John B. McLaughlin north 88-3/4 degrees east 167.8 perches to a stone thence by lands of now or formerly of John Kirkpatrick south 1/2 degree east forty-eight and six/tenths perches to a stone, thence by lands now or formerly of George M. Gibson's heirs west 24.5 perches to a stone, thence by lands of same south 9-3/4 degrees east 119.4 perches to a stone; thence by lands now or formerly of Robert Love's heirs south 88-1/2 degrees west one hundred and sixty and four-tenths perches to a stone; thence by lands now or formerly of Edward Sefton North 1-1/2 degree west 166.7 perches to the place of beginning. Containing one hundred and sixty two acres and one hundred and thirteen perches. Strict measures being part of the Lot No. 239 in Cunningham District of depreciated land in Butler County and being part of the same tract of land which George Maizland, late of the Township of Clinton, died seized intestate, leaving to survive him five children the grantors herein before named for shair(sic) of title herein to said George Maizland, the father of the grantors herein dated September 28, 1894 and recorded in Deed Book #141 page 310 of the records of the said County of Butler, Pa; said described tract of land being hereby conveyed subject to existing oil and gas leases, coal options, rights of way, etc. the interest or interests of said grantors in same and all moneys, rents, royalties, damages, etc arising out of or from said lease options, rights of way, etc. from and after the sale hereof vest in and accrue to the said Milton L. Love, his heirs and assigns forever. With the appurtenances to have and to hold the same unto and for the use of the said party of the second part his heirs and assigns forever. And the said first parties for themselves their heirs executors and administrators covenant with the said party of the second part his heirs and assigns against all lawful claimants, the same and every part thereof to warrant and defend.
