Witnesseth that the said party of the first part for and consideration of the sum of Three hundred and seventy five dollars lawful money of the United States of America well and truly paid by the said party of the second part to the said party of the first part at and before the unsealing and delivery of these presents, the recept whereof is hereby acknowledged have granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed and by these presents do grant, bargain, sell, alien, enfeoff, release, convey and confirm unto the said party of the second part her heirs and assigns All that certain tract or piece of land situte in the township of White, Cambria County and state of Pennsylvania bounded and described as follows viz: Beginning at a forked hemlock thence north eighty five perches to a post, thence south eighty five perches to a hickory, thence west one hundred perches to a forked hemlock and place of beginning containing fifty acres with an allowance of six per cent being part of a larger part of land warranted in the name of --- Johnson and which by conveyance and assurances in the law duly had was confirmed to Benjamin Byers Sr and recorded in the office for the recording of deeds in the county of Cambria and state aforesaid in Book Vol 5 page 482 who by his deed (with Sarah his wife) dated the fourth day of September AD 1866 and recorded in the aforesaid office in Record Book Vol 25 p. 352 conveyed the same to G. D. Byers, who by his deed dated the twenty seventh day of October AD 1868 and recorded or intended to be recorded, conveyed the same to Henry Penington, who by his deed dated 16 day of June 1869 conveyed the same to the present grantor, together with all and singular the buildings, improvements, woods, ways, rights, liberties, privileges, hereditaments and appurtenances, to the same belonging, or in anywise appertaining and the reversion and reversions remainder and remainders, rents, issues, and profits thereof and of every part and parcel thereof. And also all the estate, right, title, property, claim and demand whatsoever both in law and equity, of the said party of the first part of, in and to the said premises with the appurtenances. To Have and to Hold, the said premises with all and singular the appurtenances unto the said party of the second part, her heirs and assigns to the only proper use benefit and behoof of the said party of the second part her heirs and assigns forever. and the said Henry Alleman his heirs, executors and administrators, doth by these presents, covenant, grant, and agree to and with the said party of the second part, her heirs and assigns, that he the said Henry Alleman, his heirs, all and singular the hereditaments and premises herein above described and granted, or mentioned and intended so to be with the appurtenances, unto the said party of the second part her heirs and assigns against herein the said Henry Alleman, his heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof, by, from, or under him them or any of them, shall and will warrant and forever defend. In witness whereof, the said party of the first part to thes presents have hereunto set their hands and seals. Dated the day and year first above written.
