Flick, et ux. to Peter C. Hammond December 27, 1916 Munster Township, Cambria Co. PA This Indenture, made the 27th day of December in the year of our Lord one thousand nine hundred and sixteen, Between Andrew Flick (otherwise Andrew W. Flick and Catherine H. Flick his wife of the Township of Munster, Cambria County, Pennsylvania of the first part and Peter C. Hammond of like place party of the second part: Witnesseth, that the said party of the first part, for and in consideration of the sum of Two Thousand ($2,000.00) Dollars lawful money of the United States of America unto him well and truly paid by the said party of the second part, at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged has granted, bargained, sold, aliened, enfeoffed, released conveyed, and confirmed, and by these presents does grant, bargain, sell alien, enfeoff, release, convey and confirm unto the said party of the second his heirs and assigns. ALL those certain pieces or parcels of land, situate in the Township of Munster, Cambria County, Pennsylvania known as the Old Sharp Homestead, and more particularly bounded and described as follows: Tract No. 1. Beginning at the post or stone corner on road leading from Loretto to Munster, thence 57 degrees North; then West 74 1/2 perches with land of Augustine Durbin to post in lane; thence North 21 1/2 degrees East 107 perches with the land of Henry Willibrand and George Sharp to post corner on land of John Koons, Jr.; thence East 60 perches with said Koons land and the Brownson survey to post on said road from Loretto to Munster; thence along said road South 13 1/2 degrees West 145 perches to the place of beginning containing 50 acres more or less with the usual allowance of six per cent for roads. Tract No. 2. Beginning at the post; thence West 150 perches with John Kerney to a post: thence South 21 degrees West 69 1/3 Perches with John McEller to a post thence East 150 perches with Tolance Meyer to a post; thence North 21 degrees East 69 1/3 perches to place of beginning, containing 51 2/3 acres. The said tracts of land being the Old Sharp Homestead which became invested in Margaret Mary Sharp by will of her husband George Sharp recorded in Cambria County in Will Book No. 5, Page 247 and which the said Margaret Mary Sharp of her will recorded in Cambria County in Book Vol. 5 Page 368, devised one third and one half of one third of said tracts to the children of Jerome and Mary Flick (Andrew W. Flick, grantor herein and Alma Flick, now Alma Kline being the only children of said Jerome and Mary Flick). The said Margaret Mary Sharp dying intestate as to balance of this tract, it became vested in her only two surviving children, John C. Sharp and Mary Flick intermarried with Jerome Flick, John C. Sharp by his will recorded in Cambria County will Book Vol. 5, page 579, devised all his rights, title and interest in above tract to Mary Flick who died intestate January 12, 1902, leaving to survive her a husband, Jerome Flick and two children Andrew W. Flick present grantor and Alma Flick now Alma Kline. Jerome Flick conveyed his rights, title and interest in above tract to Andrew Flick, present Grantor by Quitclaim Deed dated 14th day of February 1916 and recorded in Cambria County in Deed Book 260, page 641 Alma Kline, formerly Alma Flick conveyed all her right title and interest in above described tract to Andrew Flick, the present Grantor by deed bearing date the 28th Day of December A.D. 1915 and recorded in Cambria County in Deed Book Vol. 267, Page 519 excepting and reserving the coal and timber which have already been sold and conveyed. Together with all and singular the said property improvements, ways, water, water-courses, rights, liberties, privileges, hereditaments, and appurtenances whatsoever thereunto belonging or in anywise appertaining, and the reversions and remainders, rents, issues and profits thereof, and all the estate, right, title, interest, property claim and demand whatsoever of the said party of the first part, in law equity, or otherwise howsoever, of, in and to the same and every part thereof. To have and to hold the said piece or parcel of land, hereditaments and premises hereby granted, or mentioned, and intended so to be, with the appurtenances, unto the said party of the second part, his heirs and assigns, to and for the only proper use and behoof of the said party of second part, his heirs and assigns forever. And the said party of the first part, for himself, his heirs, executors and administrators, does by these presents covenant, grant and agree to and with the said party of the second part, his heirs and assigns that he the said party of the first part, and his heirs, all and singular the hereditaments, and premises hereinabove described and granted, or mentioned, and intended so the be, with the appurtenances, unto the said party of the second part, his heirs and assigns against him the said party of the first part, and his heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof, shall and will WARRANT and FOREVER DEFEND. Flick) and Catherine H. Flick his wife, who in due form of law acknowledged the foregoing Indenture to be their act and deed, and desired that the same might be recorded as such.
