We encourage links to the state and county table of contents. http://www.usgwarchives.net/ ****************************************************************** THOMAS DAVID TO METHUSELAH DAVIS DEED (1741) Book G2, Page 387 THIS INDENTURE made the twenty seventh day of March Anno Domini One thousand seven hundred and forty one Between Thomas DAVID of Tredyffrin township within thw welsh tract in the County of Chester in the province of Pensylvania Yeoman of the one part and Methuselah DAVIS of Tredyffrin aforesaid Yeoman/son of the said Thomas of the other part Whereas David POWELL of the City of Philadelphia Yeoman by his deed poll recorded at Chester in Book B, page 226 bearing date the second day of the second Month called April in the Year of our Lord one thousand seven hundred and eight__for a valuable consideration therein mentioned, did grant and convey unto the said Thomas DAVID a Certain tract or parcel of land herein after described situate within the bounds of the Welsh Tract in the said County of Chester containing two hundred acres part of one thousand acres of land Which the commissioners of property on the twenty eighth day of the eleventh Month in the Year one thousand sev! en hundred and five ordered to be laid out to the said David POWELL in part of fourteen hundred acres which William PENN late proprietary and governor of the said province Bargained and sold to the said David POWELL his heirs and assigns on the day of the ninth Month Anno Domini one thousand and seven hundred, to hold to him the said Thomas DAVID his heirs and assigns forever Now this Indenture Witnesseth that the said Thomas DAVID for and in Consideration of the sum of two hundred pounds of lawful money of the said province to him in hand paid by the said Methuselah DAVIS the receipt Whereof he doth hereby acknowledge and for the natural love which he hath for his said son and for his better preferment in this world hath Granted aliened enscoffed released and confirmed and by these presents Doth Grant alien enscoff release and confirm unto the said Methuselah DAVIS in his actual possession now being by virtue of a Bargain and Sale to him made by the said Thomas DAVID for! one whole year by Indenture bearing date the day next before the day of the date of these presents and by force of the statue (? Transcriber could not make out this word for certain) for transferring of uses into possession/ and to his heirs and assigns all that Messuage or tenemant plantation and all that the said tract or parcel of land situate lying and being in the said township of Tredyffrin within the Welsh tract in the said County of Chester_Beginning at a post in a line of Henry LAWRENCE'S land thence East Northeast two hundred and fifty perches to another stake set in the ground in a line of William CUARTON'S land, thence North NorthWest by a line of trees and Vacant land one hundred and twenty perches to a third stake set in the ground, then West SouthWest by a line of Marker (?) trees and Vacant land one hundred and fifty perches to a post, thence West one hundred and eight perches to a post set in the ground, then South SouthEast one hundred and sixty perches by! a line of marker (?) trees dividing it from land belonging to Philip HOWELL, to the place of Beginning Containing two hundred acres as aforesaid together also with all and singular the outhouses Barns Buildings Gardens Orchards Woods Meadows ways Waters watercourses Easements rights liberties privileges hereditaments and appurtenances whatsoever to the said Messuage plantation and two hundred acres of land hereby granted belonging or in anywise appertaining and the reversions and remainders Rents Issues and profits thereof. And all the Estate right title and Interest whatsoever of him the said Thomas DAVID of in and to the hereby Granted premises and also true Copies of all deeds Evidences and writings concerning the same to be made a written at the Costs and charges of the said Methuselah DAVIS his heirs or assigns To have and to hold the said Messuage plantation and two hundred acres of landand all and singular other the hereditaments and premises hereby granted or mentio! ned to be granted and every part thereof with their appurtenances unto the said Methuselah DAVIS his heirs and assigns to the only proper use and behoof of him the said Methuselah DAVIS his heirs and assigns forever Under the Yearly quit rent thereafter accruing for the said land to the chief lord or lords of the fee thereof and the said Thomas DAVID and his heirs the said Messuage plantation and tract or parcel of land hereditaments and premises hereby granted or mentioned to be granted and every part thereof with their and every of their appurtenances unto the said Methuselah DAVIS his heirs and assigns against him the said Thomas DAVID and his heirs and assigns all and every other person and persons whatsoever lawfully claiming or to claim by from or under him them or any of them shall and will Warrant and forever Defend by these presents And the said Thomas DAVID for himself his heirs Executors and Administrators doth Covenant promise and grant and with the said Methusel! ah DAVIS his heirs and assigns by these presents that he the said Thomas DAVID and his heirs and all and every other person and persons whatsoever having or lawfully claiming or that shall or may at any time or times hereafter so have or claim any Estate right title or Interest of in or to the hereby granted premises or any part thereof by from or under him them or any of them shall and will at any time or times hereafter upon the reasonable request Costs and charges in the law of the said Methuselah DAVIS his heirs or assigns make execute and acknowledge or cause so to be all and every such further and other reasonable act and acts deed or deeds device or devices in law whatsoever for the further and better assurance and confirmation of the said Messuage plantation and two hundred acres of land hereditmants and premises hereby granted or mentioned to be granted and every or any part thereof with the appurtenances unto the said Methuselah DAVIS his heirs and assigns as by hi! m or by his or their Counsel learned in the law shall be reasonably devised advised or required In Witness whereof the said parties to these presents have Interchangeably set their hands and Seals hereunto Dated the day and Year first above written Thomas DAVID -seal- Sealed and Delivered in the presence of Thomas JAMES James ROWLAND Thomas LLOYD ----Memorandum the 24th day of August Anno Domini 1748. Before me William MOORE one of the Justices for the County of Chester came Thomas LOYD one of the Witnesses to the above writing and upon whom Oath did declare and say that he saw the above deed or instrument Signed Sealed and delivered by Thomas DAVID as his act and deed for the uses therein mentioned and that he had with his own hand subscribed his name as a Witness thereto, and that the other subscribing Witnesses / Thomas JAMES and James ROWLAND was there and there present and did in this deponents presence sisgn their names to the said instrument of writing as witnesses th! ereto In Witness whereof I have hereunto set my hand and Seal the day and Year above written William MOORE- seal- Recorded the March 6th 1793
