WITNESSETH that the said Simeon BUZZARD and Elizabeth, his wife, for and in consideration of the sum of three hundred dollars, lawful money of Pennsylvania, to them paid by the said Matthias P HIGH at and before the sealing and delivery hereof, the receipt whereof is hereby acknowledged and thereof acquit and forever discharge the said Matthias P HIGH, his heirs, executors, and administrators, have granted, bargained, sold and confirmed and by these present do grant, bargain, sell, release, and confirm unto the said MAtthias P HIGH, his heirs and assigns all that certain messuage or tenement and lot of land situate in Schuylkill Township, aforesaid, BEGINNING at a lime stone in a public road a corner of land of Ezekial HOWELL, deceased, and by said land south 44 degrees and 1/2 West twenty eight perches and 9/10ths to a post thence North 77 degrees and 1/2, West by land of said Simeon BUZZARD, 17 perches to a lime stone and North 44 degrees East by said Simeon BUZZARD's land 37 perches and 6/10ths to a limestone in the aforesaid road and along said road by land of Jacob VANDERSLICE, south 48 degrees and a quarter East 14 perches and 6/10ths to the beginning CONTAINING 3 acres of land be it more or less, together with all and singular the buildings, improvements, ways, woodlands, water, water courses, rights, liberties, priviledges hereditaments and appurtenances whosoever thereunto belonging or on any wise appertaining and the reversions and remainders, rents, interest, and profits thereof, AND all the estate right, title, interest, use, posession, property claim and demand whatsoever of them the said Simeon BUZZARD and Elizabeth his wife, in law, equity, or otherwise, howsoever of, in, to, on, out, of the same, TO HAVE AND TO HOLD the said 3 acres of land hereditaments and premises hereby granted or mentioned and intended so to be with the appurtenances unto the said Matthias P HIGH, his heirs and assigns forever, AND the said Simeon BUZZARD for himself, his heirs, executors and administrators, doth covenant, promise, grant, and agree to and with the said Matthias P HIGH, his heirs and assigns by these presents that he, the said Simeon BUZZARD and his heirs the said three acres of land hereditaments and premises hereby granted or mentioned and intended do so to be with the appurtenances unto the said Matthias P HIGH, his heirs and assigns against himself, the said Simeon BUZZARD and Elizabeth, his wife, and his heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof by from or under him, them or any of them, shall and will warrant and forever defend. In witness wherein of the said parties to these presents and have interchangeably set their hands and seals herewith, the day and year first above written. PENNYPACKER, Samuel DAVIS, Chester County, SS The first day of April AD 1842 personally appeared before me the subscriber, one of the Justices of the Peace in and for the County of Chester, the above named Simeon BUZZARD and Elizabeth his wife and acknowledged the above written Indenture to be their act and each of their act and deed and desired the same may be recorded according to law. She, the said Elizabeth being of full age, separate and apart from her said husband by me, examined and the full contents of the said indenture unto her made known, Whereupon she did declare that she did so voluntarily and of her own free will and accord seal and as her act and deed deliver the same without any coersion or compulsion of her said husband. Additional Comments: Simeon BUZZARD was married to Elizabeth HIGH, daughter of Daniel HIGH and Margaret PENNYPACKER.
