WHEREAS the said Jacob HIGH by his Deed Poll dated the 22nd day of February 1803 recorded at West Chester in Book Y-2, Vol 47, page 230, became legally seized of and in a certain plantation and tract of land containing 112 1/4 acres of land of Stanley Kerby James lands and others also one tract of land containing 2 acres and 130 perches bounded by lands of James GOOD and the above described plantation, and others which is specified in his Deed dated 6/10/1803 and recorded in West Chester in Book Z-2 Vol 49,p 291 reference to the said deeds had will more fully and at large appear. NOW THIS INDENTURE WITNESSETH that the said Jacob HIGH and Barbara his wife for and in consideration of 600 pounds good and lawful money to them in hand paid by the said Henry LANDIS at and before the seal and delivery hereof the receipt of which the said Jacob HIGH and Barbara his wife doth hereby acknowledge and thereof and therefrom doth acquit exonerate and forever discharge the said Henry LANDIS his heirs executors and administrators by these presents hath granted bargained sold aliened enfeoffed remised released and confirmed and by these presents doth grant bargain and sell enfeoff remis release and confirm unto the said Henry LANDIS his heirs and assigns a part of the first mentioned tract being the remainder thereof, BEGINNING at a post in the line of Jacob HUTENSTINE and along the same south 43 degrees east 117 perches to a post thence by land of Michael SANDS and others, south 86 degrees west 148 perches to a ---, thence north 12 degrees east52 perches by land of Abraham CHESTNUTWOOD thence the following courses along a ditch north 70.25 degrees 33 perches then north 31.5 degrees east 33 perches thence north 50 degrees east 10 perches and 7/10s to the place of beginning - CONTAINING 47 acres, 1 rod, and 28 perches be the same more or less. Also the other tract above mentioned beginning at a stone heap corner in a line of the above described tract and running along the same north 86 degrees east 50 perches to a post thence by land of George DOUGLAS south one degree west nine perches, post thence south 86 degrees west 50 perches to a maple thence by land of James GOOD north one degree east 9 perches to the place of beginning, CONTAINING 2 acres and 130 perches be the same more or less. Together with all and singular on both tracts the buildings, improvements, woods, ways, meadows, waters, water courses, rights, easements, liberties priviledges hereditaments appertenances whatsoever thereuno belonging or in any wise appertaining and all the reversions and remainders rents issues and profits thereof and all the estate interest and title to them the said Jacob HIGH and Barbara his wife in and to the same. TO HAVE AND TO HOLD the above bounded and described tracts of land containing as afresaid with the improvements and appertenances aforesaid unto the said Henry LANDIS his heirs and assigns to the only proper use and behoof of him the said Henry LANDIS his heirs and assigns forever. And the said Jacob High and Barbara his wife doth hereby covenant that they and their heirs the hereby granted presmises or intended so to be done unto the said Henry LANDIS his heirs and assigns against him the said Jacob High and his heirs and against every other person lawfully claiming or to claim any estate or title in or to the same by from or under him them or any of them shall and will warrant and forever defend by these presents. IN WITNESS WHEREOF the said Jacob HIGH and Barbara his wife hath hereunto set their hands and seals the day and year above written. Jacob HIGH Chester County SS On the 9th day of March AD 1813 before me Thomas Leighton, Esquire, one of the Justices of the Peace in and for said county, personaly appeared the above named Jacob HIGH and Barbara his wife and acknowledged that the above written indenture to be their act and deed for the intent that the same might be recorded as such according to law, and the said Barbara being of full age secretly and apart from her husband by me examined and the contents of the said writing to her made known voluntarily consenting thereto.
