Witnesseth that the said William H Landis and Sarah his wife and Edwin B. John and Mary his wife, for and in consideration of the sum of $800 lawful money, unto them well and truly paid by Daniel W Landis at and before sealing and delivery of these presents, the receipt whereof, is hereby acknowledged, have granted, bargained, sold, etc. unto the said Daniel W Landis, his heir assigns all their interest or undivided part of that certain messuage or tenement and tract of land situated in the township of Coventry described as follows: Beginning at a stone in the Schuylkill road in the line of David G Wells Hexner by the same south eighty degrees east fifty feet to a corner of Julia F Evans's land thence by the same north twelve degrees and a quarter east two hundred and thirteen feet to the middle of a road leading to lumber and coal yard thence by lands about to be conveyed to Edwin B John along the middle of said road north eighty degrees west fifty feet to the lines of lands of Henry M. Stauffer and Arnold Pennypacker thence by the same south twelve degrees and a quarter west two hundred and thirteen feet to the place of beginning, containing ten thousand six hundred and thirty nine square feet by the same more or less - it being part of the same lot piece or tract of land which Henry M Stauffer and Hannah his wife and Arnold Pennypacker and Mary A. his wife, by indenture bearing date of the second day of May in 1868 for the consideration therein mentioned did grant and confirm unto Daniel Landis, deceased, and to his heirs and assigns forever as in and by the said in part recited. Indenture recorded in the Recorder's office at West Chester in and for the county of Chester in Deed Book N 7 Vol 160, page 209, relation being thereunto had - more fully and at large appears. Whereas by force and virtue of said recited indenture or of some other good conveyances or assurances in the law duly had and executed the said Daniel Landis leased in his lifetime lawfully became seized in his demesne as of fee of and in the said tract of land with the appurtenances and being so thereof seized died intestate leaving issue three children to wit: William H., Daniel W and Mary A (the wife of Edwin B John) whom the same, by the laws of Pennsylvania relating to intestates, descend and come to the said Daniel W Landis holding the other individual part by descent together with the rights and priviledges of a road twenty feet wide as set forth in deed, Henry M Stauffer and wife and Arnold Pennypacker and wife to Daniel Landis. Proviso: Payment of the sum of $13.00 as a dower of Sarah Wells, widow of James Wells, deceased, the legal interest whereof to be paid on the first day of April annually to the said widow during her lifetime and immediately after her decease the said sum of thirteen dollars to be paid to the heirs of James Wells deceased, by the persons holding the premises aforesaid. Deed was signed on 12/10/1878 and sealed on 4/5/1879 with signatures and affirmations of both wives of JOHN and LANDIS that they concurred with the deed.
