WITNESSETH that the said party of the first part for and in consideration of the sum of one hundred and ninety seven dollars and 97/00 lawful money of the United States of America well and truly paid by the said party of the second part to the said party of the first part at and before the unsealing and delivery of these presents the receipt whereof is hereby acknowledged hath granted, bargained, sold, delivered,....released conveyed and confirmed and by these presents doth grant, bargain, sell,alien wipe off, release, convey and confirm unto said party of the second part his heirs and assigns all that certain tract, piece or parcel of land situate in the same township of North Coventry and County of Chester bounded and described as follows: viz: Beginning at a stone a corner of the said D W JONES land thence by the same north thirty- nine degrees and a quarter east fifteen perches and seven tenths to a chestnut stump thence by the same south thirty three degrees east ten perches and six tenths to a hickory tree thence by lands of Edmund SISLER south thirty nine degrees west seven perches and seven tenths to a stone thence by the same south forty eight degrees East seven perches to a stone in the public road thence along the same by lands of George CORYELL south forty four degrees and a half west five perches and three tenths to a stone thence lands of said Daniel LANDIS north forty-seven degrees and three quarters west sixteen perches and seventy five hundredths to the place of beginning. Containing one acre and twenty-one perches of land more or less. It being part of the same premises which Jonathan URNER and Mary his wife by Indenture dated the thirty-first day of March AD 1869 and recorded at West Chester in Deed Book S7 Vol 165 page 270 and for the consideration therein mentioned, grant and confirm unto the said Daniel LANDIS (Party hereto) and to his heirs and assigns forever. Together with all and singular the buildings improvements woods ways rights liberties privileges here .....and appurtenances to the same belonging or in ....appertaining and the reversion and reversions remainder and remainders ... and profits thereof and of every part and parcel thereof and also all the estate right title interest property possession claim and demand whatsoever both will bear and equity of the said party of the first part of ...to the said premises with the appurtenances. To have and to hold the said premises with all and singular the appurtenances unto the said part of the second part his heirs and assigns to the only use benefit and behalf of the said party of the second part his heirs and assigns forever. Subject nevertheless to the payment of the sum of thirty three dollars and seventy five cents as a Dower of Rebecca E STAUFFER, widow of Jesse HARLEY, decd, the interest whereof to be paid to her on the 1st April annually during her life and immediately after her decease the principal $337.57 to be paid to the legal heirs of said Jesse HARLEY, decd, by the person or persons holding the premises aforesaid and the said Daniel LANDIS for himself his heirs, executors and administrators doth by these presents covenant grant and agree to and with the said party of the second part his heirs and assigns that he the said Daniel LANDIS and his heirs all and singular the here... and premises herein above described and granted or mentioned and intended to be so with the appurtenances unto the said party of the second part his heirs and assigns against him the said Daniel LANDIS and his heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof by from nor under them or any of them shall and will escape the Dower aforesaid now and forever deferred. In witness whereof the said party of the first part is these presents has hereunto set his hand and seal. Dated the day and year first above written. Signed sealed and delivered in Presence of Harrison HARLEY, Benj HARLEY, JP - Danl LANDIS (seal) Received on the date of the date of the within written indenture to wit from the said David W JONES the sum of one hundred sixty four dollars 22/100 with the Dower of $33.75 makes the consideration money aforesaid in full. Cost 164.22 Dower 33.75 197.97 whole amount County ss. Before me on the 26th day of April 1875 as Justice of the Peace in and for the said County personally appeared the above Daniel LANDIS acknowledges the above written Indenture to be his act and deed and desired that the same might be recorded as such according to law.
