Nantmeal Chester Co. totaling 1 acre 3 perches Written: March 7, 1870 Recorded: July 23, 1870 From Chester Co Deeds: Book X-7-344 This indenture made the 7th day of March 1870 between Jacob SHENEMAN, Caernarvon, Berks County and state of Pennsylvania, and Mariah his wife on the one part and Andrew STAUFFER of West Nantmeal, Chester County and state aforesaid, on the other part, WITNESSETH that the said parties of the first part for and in consideration of the sum of $1400 lawful money of the United States of American unto them, well and truly paid by the said part of the second part, at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged, have granted, bargained, sold, aliended, enfoeffed, released and confirmed and by these presents do grant, bargain, sell, alien, enfeoff, release and confirm unto the said part of the second part, his heirs and assigns, ALL THAT certain two tracts of land situated in West Nantmeal, county and state aforesaid, bounded and limited as follows, to wit: Beginning at a planted stone, a corner of Samuel HANDWORK's land, thence by lands of the said Samuel HANDWORK south 7 degrees and a half, west 7 perches 3/10ths to a planted stone thence by lands of Jacob SEIDLE, north 3 degrees and 1/2, west 7 perches to a planted stone thence by lands of Levi HANDWORK, south 70 degrees West 14 perches to a planted stone thence by land of the said Samuel HANDWORK south 9 degrees and 1/2 east 7 perches and 3/10s and 1/2 to the place of beginning containing 96 perches strict measure, more or less, and a Second Tract bounded and limited as follows, to wit: Beginning at a planted stone in the Conestoga Road a corner of the aforementioned lot, thence by the same south 77 degrees and 50 minutes West 14 perches to a planted stone thence by lands of Samuel HANDWORK, south 8 degrees and 3/4 East 4 perches to a post thence by the same north 86 degrees and 10 minutes East 13 perches and 4/100s to a post in the Conestoga Road thence along the same by lands of Jacob SEIDLE north one degree and 50 minutes east 6 perches to the place of beginning, CONTAINING 66 perches of land, being the same 2 tracts of land which Jacob HANDWORK by his indenture bearing the date 3/21/1866 for the consideration therein mentioned, did convey to Jacob SHENEMAN, party hereunto, the said Indenture being recorded in the Recorder's Office at West Chester in Deed Book E7 Col 152, page 124, April 18, 1866,relation thereunto had will more fully appear, Together with all and singular the buildings inprovements ways, waters, water courses, rights, liberties, privileges, hereditaments, and appurtenances whasoever thereunto belonging and appertaining and the reversions and remainders, rents, issues, and profits thereof said all the estate right, title, interest, property claims and demand whatsoever of them, the said parties of the first part, in law, equity or otherwise howsoever of in and to the same and every part and parcel thereof, to have and to hold the said two described lots containing one acre and 3 perches, heridaments and premises, hereby granted or mentioned and intended so to be with the appurtenance to Andrew STAUFFER the said part of the second part, his heirs and assigns to and for the only proper use and behoof of the said part of the second part heirs and assigns forever. And the said parties of the first part have for themselves their heirs, executors, and administrators, do by these presents, covenant, grant and agree to and with the said part of the second part, his heirs and assigns that they the said parties of the first part and their heirs all and singular the hereditament and premises herein above described and granted or mentioned and intended so to be, with the appurtenances unto the said part of the second part, his heirs and assigns against them the said Jacob SHENEMAN and Mariah, his wife, their heirs and against all person or persons whomsoever lawfully claiming or to claim the same or any part thereof shall and will warrant and forever defend. In witness whereof the said parties of the first part have hereunto set their hands and seals dated the day and year first above written. Received the day of the date of the above indenture of the above named Andrew STAUFFER, the sum of $1400 in full consideration money therein mentioned, Witness present at signing. Chester County SS The seventh say of March AD 1870 before me, the subscribed Justice of the Peace for the said county of Chester, personally appeared the above named Jacob SHENEMAN and Mariah, his wife, and acknowledged the above indenture to be their act and deed and each of their act and deed, and desired same might be recorded as such, and the said Mariah, being of full age, and separate and apart from her said husband by me thereon privately examined and the full contents of the above deed being by and first made known unto her, did thereon acknowledge and say that she did voluntarily and of her own free will and accord, sign seal and as her act and deed, deliver the above indenture without any coersion or compulsion of her said husband.
