All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/pafiles.htm ************************************************ File contributed for use in USGenWeb Archives by: Linda East lindajane2848@gmail.com November 11, 2023, 11:58 pm Pike Township, Clearfield County, Pennsylvania Written: May 12, 1831 Recorded: May 2, 1838 Clearfield County Deed Book G Page 66 Article Joseph Boone & Felix, John & Thomas Rafferty Articles of agreement made and concluded this twelfth day of May AD one thousand eight hundred and thirty one Between Joseph Boone of Clearfield County and State of Pennsylvania of the one part and Felix Rafferty, John Rafferty and Thomas Rafferty of the said County and State of the other part Witnesseth that for and in consideration of the payment of the sum or sums of money hereafter mentioned the said Joseph Boone doth hereby bargain and sell and by these presents hath granted bargained & sold released confirmed unto the said Felix Rafferty, John Rafferty and Thomas Rafferty and to their heirs and assigns all that certain tract or parcel of land laying and being in Pike township in the County of Clearfield upon the waters of the west branch of the River Susquehanna bounded as follows ____ Beginning at a red oak corner ten perches north of William Walls north west corner and running north one hundred and fifty perches thence north eighty seven & a half degrees west one hundred and fourteen perches thence south one hundred and fifty perches thence south eighty four degrees east one hundred and fourteen perches to the place of Beginning to contain one hundred acres with the usual allowance of six percent for roads & being part of a larger tract of nine hundred acres of land warranted in the names of Philip Nicklin & Robert E. Griffith & numbered 5959 and conveyed by Robert E. Griffith and James Hopkins to the said Joseph Boone by deed recorded in Clearfield County Deed Book D & reference to the said record will more fully appear. It is hereby understood and agreed upon that in running the westerly line from the red oak corner which is ten perches from Walls corner it must strike an oak marked with three notches standing on the road and then if running that course with the other boundaries above mentioned and if that should fall short of the one hundred the deficiency is to be made up out of the other land adjoining the north end of said tract with one parallel line so as to make the one hundred acres of land above mentioned with the usual allowances of six percent & The price of the said land to be paid by the said Felix Rafferty, John Rafferty & Thomas Rafferty to the said Joseph Boone is to be at the rate of two dollars per acre to be paid in the following manner to wit one third to be paid at the sealing & delivery of this presents one half of the residue within two years from this date and the balance within four years from this date & upon full payment thereof the said Joseph Boone doth hereby obligates himself his heirs Executors & administrators to make and deliver to the said Felix Rafferty, John Rafferty and Thomas Rafferty a good and sufficient general warranty deed for the above described tract of land of one hundred acres & allowance of six percent In witness whereof we have herewith set our hands & seals the day and year first above written. In 1834, Penn township was formed and the land became part of Penn township. This tract was the beginning of Irishtown, just outside of Grampian.
