Witnesseth that the said parties of the first part for and consideration of the sum of three hundred dollars lawful money of the United States of America unto them well and truly paid by the said Jonathan Kephart at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged have granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed and by these presents do grant, bargain, sell, alien, enfeoff, release convey and confirm unto the said Jonathan Kephart his heirs and assigns all that certain piece of land situate in Decatur Township Clearfield County and state of Pennsylvania. Beginning at the south east corner of the survey thence west one hundred and twenty seven perches by Jonathan Nesbit’s survey to a post thence north one hundred and thirty six perches and a half to a post, thence east one hundred and twenty seven perches to the old line, Thence south one hundred and thirty six perches & a half to place of beginning containing one hundred and two acres, thirty four perches being the south east quarter of survey - known by name of Benjamin F. West surveyed on warrant dated 2 January 1793 and duly patented by the Commonwealth of Pennsylvania to Joseph Benjamin and Jacob Gratz by letters Patent dated the 6th March 1832, Enrolled in Patent Book H Vol. 31 page 63. Together with all and singular the several improvements, ways, waters, water-courses, rights, liberties, privileges, hereditaments and appurtenances whatsoever thereunto belonging or in anywise appertaining and the reversions and remainders, rents, issues, and profits thereof and all the estate, right, title, interest, property, claim and demand whatsoever of them the said parties of the first part in law equity or otherwise howsoever of, in and to the same and every part and parcel thereof. To Have and to Hold the said piece of land as above described hereditaments and premises hereby granted or mentioned and intended so to be with the appurtenances unto the said Jonathan Kephart his heirs and assigns to and for the only proper use and behoof of the said Jonathan Kephart his heirs and assigns that they the said parties of the first part their heirs and assigns against them the said parties of the first part their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof unto them and their heirs shall and will warrant and forever defend. In witness whereof the said parties to these presents have hereunto interchangeably set their hands and seals dated the day and year first above written.
