Graffius, his wife of West Moshannon, Clearfield County, Penna. Grantees Witnesseth, That in consideration of five hundred ($500) Dollars in hand paid, the receipt whereof is hereby acknowledged the said grantors do hereby grant and convey to the said grantee, the Estate to vest in the survivor in the event of death of either of the Grantees, All those two certain lots in the town of Lorraine, Township of Woodward, in County of Clearfield and State of Penna., known and numbered in the plan of said town as lots Nos. 110 and 111, and bounded on the North by Pine Street; on the east by Lot No. 109; on the South by Otter Alley and on the West by 4th street, and being One hundred (100) feet in width on Pine Street and One hundred and fifty (150) feet in length on Fourth Street. The said premises being part of a larger tract of land surveyed in the name of Israel Wheelin tract, and conveyed by J. Oscar Lorraine to L. Lorraine by deed dated the 17th day of January A. D. 1877 and recorded in Clearfield County in Deed Book No. 10, page 122 and the same premises conveyed by the said L. Lorraine unto Alton E. Kephart by deed dated 2 October AD 1880 and recorded in Clearfield County Deed Book Vol 16, page 297 and conveyed by Alton Kephart and wife unto the said Abraham Kephart by deed dated 22 December 1884 and recorded in Deed Book 140, page 87 and which became vested in the said Charlotte Kephart under and by virtue of the last will and testament of said Abraham Kephart, duly probated and of record in the office of the Register of Wills in and for Clearfield County, Penna. and the said grantor does hereby covenant and agree to and with the said grantee that the grantor, her heirs, executors and administrators shall and will by these presents warrant and forever defend the herein above described premises with the hereditaments and appurtenances, unto the said grantee, their heirs and assigns, against the said grantor and against every other person lawfully claiming or who shall hereafter claim the same or any part thereof. Excepting and Reserving Nevertheless, unto the said party of the first part herein before mentioned, their heirs, executors, administrators or assigns, all the coal, oil, fire clay and other minerals, lying or being in or underneath the said described premises with the free and full right of ingress, egress and regress, to dig, mine and remove the same free from all claim or claims of damages whatsoever, on the part of the said party of the second part, their heirs or assigns.
