Joseph Nicholson & wife To Adam Knarr. This Indenture, Made the Twenty fifth day of August in the year of our Lord one thousand eight hundred and Sixty nine Between Joseph Nicholson of Penn Twp. Clearfield County Pennsylvania and Mary his wife of the one part, and Adam Knarr of Brady Township County and State aforesaid of the other part: Witnesseth, That the said Joseph Nicholson and Mary his wife for and in consideration of the sum of One thousand dollars ($1000) lawful money of the United States of America, unto them well and truly paid by the said Adam Knarr at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, have granted, bargained, sold, aliened, enfeoffed, released and confirmed, and by these presents do grant, bargain, sell, alien, enfeoff, release, and confirm, unto the said Adam Knarr his heirs and assigns, All that certain messuage tenement or tract of land situate in the Township of Bell County of Clearfield and State of Pennsylvania. Beginning at a beech corner of tracts no" 5904" and 5906" thence by line of No" 5286 South eighty eight and 5/10" degrees East one hundred and fifty perches to a post: thence by lands of Lightner and Reed South one and 5/10" deg" West one hundred and sixteen perches to a post; thence North eighty eight and 5/10" deg" West one hundred and fifty perches to a post corner of land sold to Geo Logan thence by line of tract No" 5606" North one and 5/10" deg East one hundred and sixteen perches to place of beginning. Containing, one hundred and two acres, one hundred and one perches and the usual allowance of six per ct for roads &c" It being part of a larger tract Known as No" 5919" which said tract among others, James M. Hopkins and others heirs and legal representatives of James Hopkins late of the City of Lancaster Pa now deceased convey to Newton & Lightner by deed dated the 15" day of May AD" 1856 and the said Newton Lightner and Anna C. his wife by Assignment dated the 30th day of June AD" 1856" conveyed the one undivided moiety or half part to G. Latemer Reed Recorded in the office for the recording of Deeds in and for Clearfield County in Deed book "P" page. 728" &c and by Indenture dated the Sixth day of August AD" 1866" was, by the said Newton Lightner and Anna C" his wife and G. Latemer Reed and Sarah E. his wife, conveyed to Joseph Nicholson party of the first part hereto. Recorded in the proper office for the Recording of Deeds in Clearfield County in Deed book "Y. " pages 620"- 621" Reference being thereunto had will more fully and at large appear. Together with all and singular, the improvements ways waters, water- courses rights, liberties, privileges, hereditaments and appurtenances, whatsoever thereunto belonging or in any way appertaining, and the reversions and remainder, rents, issues and profits thereof, and all the estate, right, title, interest, property, claim and demand whatsoever, of them the said Joseph Nicholson and Mary his wife in law, equity or otherwise howsoever, of, in, and to the same and every part thereof. p. 291 verso To have and to hold the said herein described hereditaments and Premises hereby granted or mentioned and intended so to be with the appurtenances, unto the said Adam Knarr his heirs and assigns, to and for the only proper use, and behoof of the said Adam Knarr his heirs and assigns forever. And the said Joseph Nicholson and Mary his wife their heirs, executors and administrators, do by these presents covenant, grant and agree to and with the said Adam Knarr his heirs and assigns, that they the said Joseph Nicholson and Mary his wife their heirs, all and singular the hereditaments and premises herein above described and granted, or mentioned and intended so to be with the appurtenances, unto the said Adam Knarr, his heirs and assigns, against them the said Joseph Nicholson and Mary his wife their heirs, and against all and every other person or persons, whomsoever lawfully claiming or to claim the same or any part thereof, SHALL and WILL by these presents WARRANT and forever DEFEND. In witness whereof, the said parties to these presents have hereunto interchangeably set their hands and seals Dated the day and year first above written. Joseph L. Nicholson (Seal) Mary M. Received the day of the date of the within or aforegoing Indenture of the within named, Adam Knarr, one thousand dollars, in full of the consideration money within mentioned. On the Twenty fifth day of August anno Domini 1869" before me, a Justice of the peace in and for said County personally appeared the within names Joseph Nicholson and Mary his wife and in due form of law acknowledged the within or aforegoing Indenture to be their act and deed and desired the same might be recorded as such and the said Mary Nicholson, being of full age and seperate [sic] and apart from her husband by me xamined [sic] the contents hereof being first fully made known unto her did thereupon declare that she did of her own free will and accord acknowledgede [sic] the within Indenture to be her own act and deed, without any coercion or compulsion of him her said husband Witness my hand and seal the day and year aforesaid. John H. Rowles, J.P. (Seal) I hereby certify that the above Deed was duly stamped with U.S. Revenue Stamps, as required by law.
