Kuhn Et Al This Deed, Made the twenty-ninth day of August in the year nineteen hundred and forty-one. Between Mary Peterson, a widow, of the City of Pittsburgh, Clair R. Kuhn ET AL: County of Allegheny, State of Pennsylvania, hereinafter called Grantor; and Clair R. Kuhn and Elizabeth Kuhn, his wife of Cooper Township, Clearfield County, Pennsylvania, hereinafter called Grantees. Witnesseth, that in consideration of the sum of One Hundred Seventy-five ($175.00) Dollars, in hand paid, the receipt whereof is hereby acknowledged, the said grantor does hereby grant and convey to the said grantees, as tenants by the entireties. All that certain lot or piece of ground situate in the Berton Merritt Addition to Winburne Village, bounded and described as follows: Beginning at a point on Rossevelt Street; thence by line of land of Winburne Improvement Company, North 4 1/2 degrees east 195 feet to a point; thence by lands of August Johnson, by a line running South 20 1/2 degrees West (said line being parallel with northern line of Rossevelt Street) one hundred (100) feet to line of lot of J. F. Merritt; thence by same South 4 1/2 degrees east 195 to line of Rossevelt Street; thence by same North 80 1/4 degrees west 100 feet to point and place of beginning. Reserving and excepting out of the above all the coal, fire clay and other minerals in, under and upon the same, with the right of ingress, egress and regress, for the purposes of exploring, prospecting, mining and removing said coal, fire clay and other minerals and with all such mining rights and privileges as may be contained in conveyances of chain of title. And being the same premises which Martha L. Straw and William F. Straw, her husband conveyed to Mary Peterson by deed dated the __________ day of February 1916, and which deed is recorded in Deed Book 213 page 136. And the said grantor, does hereby covenant and agree to and with the said grantees, that she, the grantor, her heirs, executors and administrators Shall and will Generally Warrant and forever Defend the herein above described premises, with the hereditaments and appurtenances, unto the said grantees, their heirs and assigns against the said grantor, and against every other person lawfully claiming or who shall hereafter claim the same or any part thereof.
