    This Indenture made the twenty fourth day of January in the year of our
  Lord one thousand Eight hundred and one Between John Garvine of Alegheny
  County & Commonw. of Pennsylvania, Margaret Garvine, Elizabeth Garvine,
  Esther Garvine & David Garvine, Heirs of Mary McNair Relict of Alexander
  McNair, Deasd. of the one part and Christopher Bower of Toboyne Township in
  the County of Cumberland and the Commonwealth aforesaid of the other part,
  Whereas Alexander McNair deceased was in his life time seized of and in
  possession of a certain peice or Tract of land lying and being in Toboyne
  township County & Cw. aforesaid containing one hundred and seventy eight
  acres and allowance Bounded by lands of Henry Zimmerman on the North and
  Lands of Allen Nesbit on the North East, John Douglass on the South and
  Robert Adams and James Miller on the West, The one sd. described Tract of
  Land to be _______.  Alexander McNair willed to his wife Mary McNair and to
  her heirs forever including one half of the Buildings, Improvements  & ___ 
  the widdow of sd. Alexander McNair being also dead the right (and) title to
  said one half of the above described (yet undivided) land is vested in the
  aforesaid heirs being the children of the sd. Mary Widdow of the sd.
  Alexander McNair.  To wit. John Garvine & Margaet Garvine, Elizabeth Garvine,
  Esther Garvine & David Garvine.  Now this Indenture witnesseth that the sd.
  John Garvine, Margreat Garvine, Elizabeth Garvine, Esther Garvine and David
  Garvine for and in consideration of the sum of Four hundred and two pounds
  fifteen shillings (following inserted) one hundred fifty pounds Lawfull money
  to them in hand paid by sd. Christopher Bower at and before the sealing and
  delivery hereof the receipt whereof the said John Garvine & Margaret Garvine,
  Elizabeth Garvine, Esther Garvine & David Garvine do hereby acknowledge and
  themselves to be herewith fully satisfied cont_ded and paid.  Have granted,
  bargained and sold, released, conveyed and confirmed and by these presents do
  fully freely and absolutely grant Bargain and Sell, release convey and confirm
  unto the sd. Christopher Bower and to his heirs and assigns forever the
  aforesaid half tract of undivided Land containing Eighty nine acres and one
  half and allowance Together with all and singular the houses, Gardens,
  Orchard Lands, Meadows, Woods, underwoods, ways, waters, water courses,
  mines, minerals, ____ advantages emoluments Hereditaments and appurtenances
  whatsoever to the said half tract of Land belonging or in any wise
  appertaining and also the reversions and remainders, rents, issues and
  profits thereof and of every part and parcel there of and also the Estate
  right title, Interest use possesion, property claim and demand whatsoever as
  well in equity as in Law of them the sd. John Garvine and Margaret Garvine,
  Elizabeth Garvine, Esther Garvine & David Garvine of in the to the said half
  Tract of land and premises above mentioned and every part and parcel thereof
  with the appurtenances unto the sd. Christopher Bower his heirs and assigns
  to the only proper use and behoof of the sd. Christopher Bower and his heirs
  and assigns forever and the sd. John Garvine and Margreat Garvine, Elizabeth
  Garvine, Esther Garvine, & David Garvine do for themselves their Heirs
  Executr. & administrators covenant and Grant to and with the sd. Christopher
  Bower his heirs and assigns against them the sd. John Garvine and Margaret
  Garvine, Elizabeth Garvine, Esther Garvine and David Garvine and their heirs
  and against all and every other person or persons lawfully claiming or to
  claim the same or any part or parcel thereof by from or under any other
  person or persons whatsoever shall and will warrant and forever defend by
  these presents In Testimony whereof the parties to these presents have
  hereunto interchangeably set their hands and affixed their seals the day and
  year first above written.
