Document Source: Deed Land Deed Book V. 10, P. 203 To: David CARSONRecorder's Office From: William BOYD & wife Lydia, Fayette County, Pa. and Randolph BOYD Date: 27 October 1856 This Indenture Made the Twenty Seventh day of October in the year of our Lord One thousand Eight hundred and fifty six, Between William BOYD of Bullskin Township Fayette County and State of Pennsylvania and Lydia his wife, and Randolph BOYD of the same place, of the first part, and David CARSON of the Township of Dunbar in the County and State aforesaid of the second part, Witnesseth, that the said parties of the first part, for and consideration of the sum of Eleven hundred dollars lawful money of the United States of America, unto them well and truly paid by the said party of the second part, at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, have granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed, and by these presents do grant, bargain, sell, enfeoff, release, convey and confirm unto the said party of the second part, his heirs and assigns All that certain Lot or piece of land adjoining the Town of Connellsville in Fayette County and State of Pennsylvania, and Bounded as follows, to wit Beginning at the North East corner of Water Street and North Alley thence by the Pittsburg road, North five degrees West nine and twenty a hundreths perches to a post; thence by other land of the said William and Randolph BOYD, North Eighty two degrees, East five and fifteen a hundredth perches to a private alley of about Eighteen feet in with, which is hereby set apart for the mutual occupancy of the grantors and grantee, their heirs and assigns, thence by the West side of said alley, South thirty nine degrees East five and fifty five a hundredth perches to a post; thence by the West side of said alley South twenty seven and three fourth degrees East two and fifty five hundredths perches to a post, thence by the same side of said alley, South fifteen and a fourth degrees, East two and seventeen a hundredth perches to North alley, thence by same South Eighty two degrees, West nine and twenty a hundredth perches to the place of Beginning, containing about seventy one perches (It being part of larger lot of Land of which Robert Isaac and James W. Francis were seized and being taken in Execution, was to the present grantors, by James MCBRIDE Esq High Sheriff of Fayette County by deed dated the 7th March 1806 and Recorded in Sheriffs Deed Book Page 369 Together with all and singular the Buildings, improvements, ways, waters, water-courses, rights, liberties privileges hereditaments and appurtenances, whatsoever, thereunto belonging or in anywise appertaining and the reversions and remainders, rents issues and profits thereof; and all the Estate right title interest, property, claim and demand whatsoever of the said parties of the first part, in law equity or otherwise howsoever, of in and to the same and every part thereof To have and to hold the said Lot of land with the Buildings and priviledges hededitaments and premises hereby granted or mentioned and intended so to be with the appurtenances, unto the said part of the second part, his heirs and assigns, to and for the only proper use and behoof of the said party of the second part his heirs and assigns, And William, Lydia and Randolph BOYD the said parties of the first part their heirs, Executors and Administrators do by these presents covenant, grant and agree to and with thae said party of the second part, his heirs and assigns that they the said parties of the first part and their heirs, all and singular the hereditaments, and premises herein above described and granted or mentioned and intended so to be with the appurtenances unto the said party of the second part his heirs and assigns against them the said parties of the first part, and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof; by from through or under them or either of them Shall and Will Warrant and forever defend In Witness whereof the said parties of the first part have by these presents set their hands and seals Dated the day and year first above Written William BOYD Sealed and delivered Lydia BOYD in the presence of us Randolph BOYD Henry S. STONECKER one of the Justices of the Peace in and for said County and State of Penna came the above named Randolph BOYD and William BOYD and Lydia his wife and acknowledged the above Indenture to be their act and deed, and desired that the same might be recorded as such, She the said Lydia being of full age and by me examined separate and apart, from her said husband, and the contents of the said Indenture being first made fully known to her declared that she did, of her own free will accord, sign and seal and as her act and deed, delivered the same, without. any coercion or compulsion of her said husband, Witness my hand and seal, the day and year aforesaid C.R.
