From: Michael COVER & Elizabeth his wife To: William SONGSTER Dated:24 April 1854 This Indenture made the twenty fourth day of April in the year of our Lord one thousand eight hundred and fifty four Between Michael COVER and Elizabeth his wife of Saltlick Township Fayette County and State of Pennsylvania of the first part and William SONGSTER also of Saltlick Township in the County of Fayette and Commonwealth of Pennsylvania of the second part: Witnesseth that the said parties of the first part for and in consideration of the sum of one hundred and three dollars lawful money of the United States of America unto them well and truly paid by the said party of the second part at or before the sealing and delivery of this presents the receipt whereof is hereby acknowledged have granted bargained and sold aliened enfeoffed released conveyed and confirmed and by these presents do grant bargain sell alien enfeoff release convey and confirm unto the said party of the second part his heirs and assigns All the following described tract or parcel of land situate in Saltlick township Fayette County in the state of Pennsylvania to wit Beginning at a stone thence by land of John R LORN South twenty one & a half degrees East eighty eight perches to stones thence by land of Frederick BERG South sixty five degrees west seventeen perches to a stone North nineteen degrees west twenty one perches to stone South North seventy eight degrees West twenty one perches to stones south one & a half degrees west thirty perches to a stone thence by land of Michael COVER being land of which this is part North fifty degrees west one & a half perches to a Post North twelve & a half degrees twenty eight perches to a white Walnut North seventeen and three fourth degrees west eighteen & even tenth perches to a Red Oak and North eight & three fourth degrees west thirty eight perches to a post thence North eighty one & three fourth degrees East thirty two & a half perches to he place of beginning Containing Seventeen acres & one hundred & fifty five perches strict measure Being part of a tract of land granted by the Commonwealth of Pennsylvania to Michael CABLE by patent dated the 17th day of April A.D. 1816 who by deed dated the 19th of August 1816 conveyed the same to John DULL who by deed dated the 29th day of October A.D. 1832 conveyed the same to Peter DULL and being also part of a tract of land owned by Conrad ROSHENBERGER decd legally sold and conveyed by their Heirs and Representatives of said deceased to John DULL by eed dated the 2nd day of September A.D. 1826 who by deed dated 29th day of October 1832 conveyed 82 13 acres & allowance of said tract to the said Peter DULL, and Peter PUTNAM attorney in fact of the said Peter DULL by Deed dated 6th November A.D. 1837 conveyed the same to Michael COVER Now Know Ye that I Michael COVER & my wife hereby convey the above described seventeen and one hundred & fifty five perches strict measure of land unto the aforesaid William SONGSTER Together With all and singular the buildings improvements ways waters water-courses rights liberties privileges hereditaments and appurtenances whatsoever thereunto belonging or in anywise appertaining and the reversions and remainders rents issues and profits thereof and all the estate right title interest property claim and demand whatsoever of the said parties of the first art in law equity or otherwise howsoever of in and to the same and every part thereof To Have and to Hold the same seventeen acres and one hundred and fifty five perches strict measure hereditaments and premises hereby granted or mentioned and intended so to be with the appurtenances unto the said party of the second part his heirs and assigns to and for the only proper use and behoof of the said party of the second part his heirs and assigns forever And Michael COVER and Elizabeth his wife the said parties of the first part grant and agree - their executors and administrators do by these presents covenant grant and agree to and with the said party of the second part his heirs and assigns that they the said parties of the first part their heirs all and singular the hereditamentsand premises herein above described and granted or mentioned and intended so to be with the appurtenances unto the said party of the second part his heirs and assigns against them the Said parties of the first part and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof Shall and will warrant and forever defend In Witness Whereof the said parties of the first part have to these presents set their hands and seals Dated the day and year first above written Sealed and delivered in the Presence of us Michael COVER Elizabeth (X)COVER Her Mark Adam CLARK John BROOKS Received the day of the date of the above Indenture of the above named William SONGSTER the sumof one hundred and three Dollars lawful Money of the United States of America being the consideration Money above mentioned in full. Witness Michael COVER John BROOKS Fayette County SS On the twenty fourth day of April Anno Domini 1854 before me came the above named Michael COVER and Elizabeth his wife and acknoledged the above Indenture to be their act and deed anddesired that the Same might be recorded as such Shethe said Elizabeth being of full age and by me examined separate andapart from her said husband and the contents of the said Indenture being first made fully known to her declared that shedid of her own free will and accord sign and seal and as her act and deed deliverer the Same without any coercion or compulsion of her said husband witness my hand and Seal the day and year aforesaid.
