Westmoreland County and State of Pennsylvania of the first part and John Zundel of East Huntington Township in the County and State aforesaid of the second part.Witnesseth that the said parties of the first part, for and in consideration of the sum of seven thousand dollars lawful money of the United States of America, unto them well and fairly paid by the said party of thesecond part, at or before the sealing and delivery of these presents the receiptwhereof is hereby acknowledged Have granted bargained sold aliened,invested, ____, conveyed and confirmed, and convey there presents do grantbargain sell alien release convey and confirm unto the said party of the secondpart his heirs and assigns all that plantation and tract of land in RostroverTownship, Westmoreland and State of Pennsylvania, at present in the companyof the said John Snider. Beginning at a stone in the Road in the line withNicholas Snyder land, thence north one and one seventh of a degree west one hundred and eighty three and two tenths perches to stone in the line of Jasper Sniders land thence north seventy four degrees east seventeen and eight tenth perches to a post in the same, thence south eighty four and and one half degrees East twenty seven and three tenth perches to a Post thence North sixty eight degrees East thirty two and four tenth perches to stones thence South forty five degrees East fifty two perches to a stone in the road in the line with Dr.Porter's land, thence along said road six degrees East thirty eight perches to stone in said road, then by the same South seventeen and one half degrees West forty one and one half perches to a stone in said road, thence by the same South nine degrees, East twenty and nine tenth perches to a stone in the road thence North sixty two degrees, East to a stone in the line of Dr Porter's land twenty eight and one half perches thence by Dr. Porter's line South twenty seven degrees East fifty eight and one half perches to a stone, thence South sixty one and one half degrees West forty eight and six tenth perches to a stone in the road thence North twenty one degrees West eight and seven tenth perches to a stone in the road, thence North three degrees West three perches to a stone in the same thence South eighty three degrees West thirty three perches to a stone then South thirteen degrees East four perches to a Post thence South thirty six degrees West nine and three tenth perches to a Post thence South fourteen degrees East twenty seven perches to a gum tree South thirty degrees West twenty five perches to a stone in the road in the line with Nicholas Snider, thence by the road West five perches to a White Oak thence by the same North fifty six and one half degrees West thirty seven and three tenth perches to a Post in the same, thence North thirty one degrees West ten and four tenthsperches to a Post, thence by the same North forty four degrees West thirty and eight tenth perches to a stone in the Road the ___of beginning containing one hundred and fifty one and one fourth acres and twelve perches strait measure. All which is now hereby conveyed in fee simple forever by the said John Snider and Hanna his to the said John Zundel and his heirs and assigns. Toghther with which there is also hereby conveyed to the said Zundel all that certain coal right, with the timber right and right of way in Washington Township Fayette County between Est of Joseph Green and Nicholas Snider ninety feet in front and three hundred feet in depth as the same is held by said Snider by deed of ___ of December 1829 from John Vanmeter and his wife Sala(?) Vanmeter. Together with all and ___ the improvements ways watercourses rights liberties privileges hereditaments and appurtenances whatever thereunto belonging or on anywise appertaining, and the reversions and remainders ___ issues and profits thereof and all the estate right title ____ property claim and demand whatever of the said part of the first part, in law, equity or otherwise howsoever of in and to the same and every part thereof. TO HAVE AND TO HOLD the said Plantation or tract of land in Rostrover Township, Fayette Co. hereditaments and ____ hereby granted as mentioned and intended as to be, with the appurtenances unto the said party of the second part his heirs and assigns to and for the only __ __ and behalf of the said party of the second part his heirs and assign forever. Saving and excepting always that nothing on the surface of the coal lot hereinbefore set forth is conveyed unless the necessary timber that may be on it for the use and purpose of the coal banks as the same with the right of way openings and ___ are set forth in the deed from John Vanmeter and wife to the said John Snider. AND John Snider and Hanna his wife the said parties of the first part their heirs executores and administrators do by these present covenant grant and agree to and __ the said party of the second part, his heirs and assigns that then the said parties of the first part and their heirs, all and singular the hereditaments and premeres herein above described and granted or mentioned and intended so to be with the appurtenances, unto the said party of the second part his heirs and assigns against them the said parties of the first part and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the name or any part thereof shall and will warrant and forever defend.
