Between George Trace and Elizabeth his wife of the Township of Antrim County of Franklin and State of Pennsylvania of the one part and John Meyers of Township County and state aforsaid of the other part. [partially Illegible - has a seth on the end - one word] that the said George Trace and Elizabeth his wife for and in consideration of the sum of three hundred and twenty dollars lawful money of the United States to them in hand well and truly paid by the said John Meyers at and before the ensealing and delivery hereof the acceipt whereof is hereby acknowledged and therewith being fully satisfied hath granted bargained and sold [Illegible - 2 words] and confirmed by these [Illegible - 1 word] doth fully freely and absolutely grant bargain and sell [Illegible - 1 word] and confirm and the said John Meyers his heirs and [Illegible - 1 word] all that the hereafter ascribed lot of ground [Illegible - 1 word] and being in Antrim (underlined) Township County and State aforesaid bounded and limited as follows. Beginning at a stone thence by lands of Joseph Strickler Robert Mc Haney (also could be Mc Hoaney) Phillip Byers and John Meyers. Containing two acres and seven and one fourth perches allowances of six [Illegible - 2 words] same being of a larger tract of land of which James Boreland late of Antrim Township are ?. [Illegible - 1 word] seized of in fee [Illegible - 1 word] and the said James Boreland by his last will and testament bearing date the fifteeth day of October one thousand eight hundred and four duly Registered in the Office for Recording wills in the said County of Franklin did empower his executors Archibald Rankin and Frederick Byers to sell and convey said tract of land in (a) manner therein ascribed and on 21st day of March 1818 the said tract was granted by the Commonwealth of Pennsylvania by patent to the said Archibald Rankin and Frederick Byers. Executors as forsaid in trust for the heirs of the aforesaid James Boreland are?. Enrolled in the Rolls Office in patent Book [Illegible - 1 word] vol. 15 page 457. And the said Archibald Rankin and Frederick Byers Executors as aforesaid by deed bearing date the tenth day of April one thousand eight hundred and eighteen conveyed the aforesaid tract to Henry Deiter and the said Henry Deiter and his wife Elizabeth by deed bearing (the) date the fourteenth day of December one thousand eight hundred and eighteen did convey the same to Jacob Over and the said Jacob Over and Catharine his wife by deed bearing date March the thirty first one thousand eight hundred and twenty eight did convey the same to George Trace party here, unto. All the aforesaid two acres and seven and one fourth perches, allowances. And the said George Trace and Elizabeth his wifein consideration of the aforesaid sum of three hundred and twenty dollars doth grant bargain and sell [Illegible - 1 word] and confirm and the said John Meyers his heirs and [Illegible - 1 word] all the aforesaid described peice of land. Together with all and [Illegible - 1 word] thereon made and erected. Profits commodities and advantages emoluments hereditaments and appertenances whatsoever to the said ascribed lot of ground belonging or in any misc. appertaining and the revisions remainders unto [Illegible - 1 word] and profits thereof also all the estate sight title interest [Illegible - 1 word] property claim and demand whatsoever of them the said George Trace and Elizabeth his wife in [Illegible - 1 word] or equity or otherwise howsoever of into or out of the said ascribed lot of ground belonging or in any part thereof together with all true copies of Deeds evidences and writings touching and concerning the hereby granted premises or any parcel thereofto be had and taken at the cost and charges of the said John Meyers his heirs and [Illegible - 1 word] . To have and to hold the said lots of ground as above ascribed and the promises hereby granted mentioned or intended so to be withthe appertenances unto the aforesaid John Meyers his heirs and [Illegible - 1 word] forever to him and their only [Illegible - 1 word] use benefit and [Illegible - 1 word] and to and for no other use intend [Illegible - 1 word] or purpose whatever. And the said George Trace and Elizabeth his wife and their heirs the above ascribed lot of ground, hath hereby granted, bargained and sold with the appertenances unto the said John Meyers his heirs and all other persons whomsoever legally claiming or to claim the same or any part thereof they, shall and will warrant and forever [Illegible - 1 word] .
