Witnesseth that the said James McMullan and Ann his wife for and in consideration of the sum of One Thousand Dollard lawful money of the United States to them in hand paid by the said James Jones at and before the ensealing and delivery of these presents the receipt and payment whereby they do hereby acknowledge and thereby acquit and forever discharge the said James Jones his heirs executors and administrators by these presents have granted bargained sold aliened enfeoffed released and confirmed and by these presents do grant bargain sell alien enfeoff release and confirm unto the said James Jones and to his heirs and assigns all that messuage or tract of land situate and being in Tell Township, Huntingdon County and State of Pennsylvania adjoining lands of Andrew Wachub on the North East and Richard Jeffries on the North West and lands of Lawrence McMullan South West and near the Tucorara Mountain on the south and held by an improvement made by William Wiseley AD one thousand seven hundred and _______ transferred to James and Hugh McMullen by a Bill of Sale and Hugh McMullen one half was transferred to the said James McMullan by a deed duly executed April the eighteenth AD one thousand eight hundred and eleven containing two hundred acres more or less Together with all and singular the buildings improvements rights liberties privileges hereditaments to and appurtenances whatsoever thereunto belonging or in any wise appertaining and the reversions and remainders rents issues and profits thereof and also all the estate right title interest property claim and demand whatsoever of them the said James McMullan and Ann his wife in law or equity or otherwise howsoever of in to or out of the same. To have and to hold the said messuage or tract of land aforesaid with the hereditaments and premises hereby granted or mentioned or intended so to be with the appurtenances unto the said James Jones his heirs and assigns to the only proper use benefit and behalf of the said James Jones his heirs and assigns forever and the said James McMullen and Ann his wife and their heirs executors and administrators do hereby covenant promise grant and agree to and with the said James Jones his heirs and assigns by these presents that the said James McMullan and Ann his wife and their heirs the above mentioned and described premises hereby granted or mentioned or intended so to be with the appurtenances unto the said James Jones his heirs and assigns against the said James McMullan and Ann his wife and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the said messuage the proprietor only excepted shall and will warrant and forever defend by these presents.
