McCullough and Grace McCullough, his wife, of the Township, County and State aforesaid parties of the second part, (Grantees): Witnesseth, that in consideration of one and 00/100 ($1.00) dollars, in hand paid, the receipt whereof is hereby acknowledged, the said grantor does hereby grant and convey to the said grantees, all that certain piece, parcel or tract of land situate in the Township of Green, County of Indiana and State of Pennsylvania, bounded and described as follows, to-wit: BEGINNING at an iron peg on the Eastern line of Legislative Route No. 32169, being 25 feet Southeasterly from a pine tree; thence by said Legislative Route No. 32169, in a Southerly direction, 150 feet, more or less to an iron peg, corner of land of Zoe Sensabaugh, of which this tract is a part; thence by land of said Zoe Sensabaugh, in an Easterly direction, 500 feet, more or less, to a locust tree, corner of land of Zoe Sensabaugh, of which this tract is part; thence by land of said Zoe Sensabaugh, in a Northerly direction 150 feet, more or less, to a stone corner, corner of land of Mrs. Elmer McCullough, being formerly a part hereof; thence by said land of Mrs. Elmer McCullough, in a westerly direction, 500 feet, more or less, to an iron peg, the place of beginning, having thereon erected a two-story frame house and frame garage. BEING part of a larger tract of land which was conveyed to F.C. Sensabaugh by James T. Fleming and Sarah J. Fleming, his wife, by their Deed dated June 8, 1903 and recorded in Indiana County in Deed Book "A", Volume 82, Page 584; and which, upon the death of the said F.C. Sensabaugh, on the 27th day of July, 1939, was devised to the said Zoe Sensabaugh, by his last will and Testament dated July 25, 1930, duly probated in the office of the Register of Wills of Indiana County and recorded therein in Will Book Volume 29, Page 428. EXCEPTING AND RESERVING, however, from the operation of this Deed, all the coal being in and under the above described tract of land, together with mining rights, release of damages, etc., as fully as the same has been heretofore excepted and reserved. AND, the said grantor, does hereby convenant and agree to and with the said grantees that she, the grantor, her heirs, excutors and administrators, shall and will warrant generally and forever defend the herein above described premises, with the hereditaments and appurtenances, unto the said grantees, their heirs and assigns, against the said grantor, and against every other person lawfully claiming or who shall hereafter claim the same or any part thereof.
