Written: November 2, 1766 Recorded: May 10, 1769 This is a transcription of the original privately-held deed which is not recorded in the courthouse. This Indenture made the twenty second day of November in the year of our Lord one thousand seven hundred and sixty six Between Jacob Good of Brecknock Township Lancaster County in the Providence of Pennsylvania yeoman and Susannah his wife of the One part and Jacob Good their Son of the same place yeoman of the other part, Whereas by a certain Proprietary Patent bearing date the sixteenth day of Ja- nuary Anno Domini 1764. There was granted and confirmed to the said Jacob Good, the Father, his Heirs and Afsigns in Fee simple, Four several Tracts of Land situate in said Township andson two several branches of Muddy Creek, The first of the said Tracts, in the said Patent order, is Two hundred and eight Acres; The second, Seventy seven acres; The third, Sixty one Acres and thirty four perches, And the fourth, Three Hundred and twelve acres, containing in the whole Six Hundred and fifty eight Acres and thirty four perches and the usual allowance, As by the said Patent recorded in the inrolment Office at Philadelphia in Patent Book AA Volume 5 Page 447 -- may at large appear. Now this Indenture Witnesseth that the said Jacob Good the father and Susannah his Wife As well for and in consideration of that Love and Regard which they bear to their said Son Jacob Good, and for his advancement in the world; And for and in consideration of the Privileges and Profits accruing to them off the Premises, during their natural lives severally and respectively, according to a certain writ- ing Obligatory of even date herewith from the said Jacob the Son; As also for and in consideration of the sum of Five Shillings lawful money of the said Province to them in hand paid by the said Jacob Good the Son the receipt whereof they hereby acknowledge an confefs have and each of them hereby hath granted bargained sold aliened enfeoffed remised released and confirmed and by these presents do and each of them hereby doth grant bargain sell alien enfeoff remise release and confirm unto the said Jacob Good the Son his Heirs and Assigns A certain Parcel of the whole and entire Tract, to wit, all the said Seventy seven Acres, and a part of each of the other three Pieces, which parts and 77 Acres, as they join each other, are, as one, thus describable Beginning at an ash at a branch of Muddy Creek, thence by John Mufsleman’s Land North Eighty degrees fifteen minutes West sixty five perches to a White Oak, thence by one of Peter Good’s parts of said entire Tract (who is another Son of said Jacob Good the Father) South seventy eight degrees thirty minutes West Eleven perches and an half perch to a White Oak, South forty four degrees thirty minutes West Eighteen perc- hes and three quarters to a White Oak, South sixty nine degrees West Seventy one perches to a small Black Oak by a road, North fifty degrees West Forty perches to a Hickery, North forty six degrees West nineteen perches to a Black Oak by said road, North sixty two degrees thirty minutes West Three perches to a White Oak, North forty four degrees thirty minutes West Twenty perches to a White Oak, South Eighty seven degrees West Forty perches and three quarters to a black Oak, North sixty two degrees thirty minutes West one hundred and thirty perches to a Post, thence by Philip Raunk’s Land South two degrees East Fifty seven perches to a Post, thence by Land of Joseph and Moses Shaw North Eighty eight degrees East one Hundred and twelve perches to a White Oak, and South eighteen degrees West One Hundred and thirty four perches to a Black Oak, thence by Land of William Anderson North eighty eight degrees East One Hundred and twenty four perches to a Stone, and South twenty nine degrees East Forty five perches to a Post, South sixty one degrees West Six perches to a Stone, thence by the other of said Peter Good’s parts of said entire Tract South forty seven degrees East Thirty one perches and three quarters to a Hickery, South forty three degrees East Eighteen perches and a half to a White Oak, South fifty eight degrees East Fifteen perches and quarter to a Maple, North fifty two degrees East Sixteen perches and an half quarter to a White Oak, South thirty five degrees East Twenty five perches and quarter to a Post at the Spring, South fifty nine degrees East Sixteen perches to a Stone, South forty degrees East Twenty perches to a Post in the middle of Muddy Creek, thence up the middle of the same Eight perches to a Post, thence South forty degrees East Sixty four perches to a Post, thence by Gasper Masoner’s Land North forty eight degrees East Twenty seven perches to a White Oak, North four degrees West Forty perches to a Post, thence by Land late of Christian Good North Twenty eight degrees East Nine perches and three quarters to a Spanish Oak at the meeting of two branches of said Creek, thence up the first named branch in this description by the several courses thereof Two Hundred and twenty four perches to the place of Beginning Containing Three Hundred and Twenty nine Acres and the usual allow- ance (be the same more or lefs) Together with all and singular the Buildings Improvements Rights Members and appurtenances whatsoever thereunto belonging or in any wise appertaining. And all the Estate Right Title Interest Property Claim and Demand whatsoever both at Law and in Equity of them the said Jacob Good the Father and Susannah his wife of in and to the Premises and every part thereof hereby granted. And the reversions and remainders rents ifsues and profits thereof. And true copies of all Deeds Evidences and writings concer- ning the same to be had and made at the proper costs and charges of the said Jacob Good the Son his Heirs and Assigns. To have and to hold the said described Parcel of Three Hundred and Twenty nine Acres of Land (be the same more or lefs as aforesaid) Hereditaments and Premises hereby granted with their appurtenances unto the said Jacob Good the Son his Heirs and Assigns To the only proper Use and Behoff of the said Jacob Good the Son his Heirs and Assigns for ever. Under the yearly Quitrent Accruing for the same to the Honourable the Proprietaries thereof their Heirs and Successors. And the full free and constant Privilege Use and Benefit of the said Creek, and Dam and Spring likewise, (pertaining to the entire Tract) to all intents and purposes, is hereby declared reserved to the said Peter Good his Heirs and Assigns forever, as he the said Peter hath had them heretofore, Any thing above contained notwithstanding. And the said Jacob Good the Father doth covenant and grant for himself and his Heirs the said Parcel of Land and Premises hereby granted or mentioned or intended to be granted with the appurtenances (ex- cept as before reserved) Unto the said Jacob Good his Heirs and Afsigns against him the said Jacob Good the Father and Susannah his wife and his Heirs and against all persons claiming or to claim by from or under him her them or any or either of them shall and will warrant and forever defend by these presents, As by him the said Jacob Good the son his Heirs and Assigns or by his or their counsil learned in the Law shall be reasonably delivered advised or required, according to the true intent and making of these presents.
