Written: December 4, 1854 Recorded: June 15, 1855 Lancaster County Deed Book I Vol. 8 Pages 474-477 Abraham Good & wife To Isaac Powell Know all men by these presents Whereas Margaret Powell late of Leacock Township Lancaster County and State of Pennsylvania became in her lifetime seized in her demise as of fee of and in a certain lot of Land in said Leacock Township Containing a Tract three acres with a brick dwelling house a stable and other buildings thereon adjoining lands of Benjamin Landis on the south of David Stoltzfus on the east and north and of Sarah Stock on the west. And whereas the said Margaret Powell (alias Paul)being so seized and being possessed also of certain personal property or estate made her last will and testament in writing bearing date the twenty third day of June Anno Domini one thousand eight hundred and twenty one wherein and whereby she did bequeath the use possession and incomes of her said Real and Personal Estate unto her friend Abraham Good during his life and devised and bequeathed the said real and personal estate after the death of the said Abraham Good unto her children in equal share and parts and the said Margaret Powell died seized and possessed as aforesaid without altering her said will as by the said will duly proved and remaining in the Registers office at Lancaster in and for said County will appear. And Where as the said Margaret Powell left six children to wit Emmanuel,Isaac, Levina the wife of William Griffith, Joanna the wife Henry Couchenaur, Josias Good and Abraham Good. And whereas the said Josias Good by deed of Conveyance bearing date the twenty sixth day of February Anno Domini one thousand eight hundred and forty two for the consideration therein mentioned did grant bargain and sell transfer and confirm unto his brother the said Abraham Good and to his heirs and assigns all the estate right title interest property claim & demand and whatsoever of him the said Josias Good to which he was at the execution thereof or after the death of the said Abraham Good the legatee during life as above mentioned under the said Will and testament entitled of, in, to, or out of the estate Real and Personal of the said Margaret Powel deceased to hold the same to the said Abraham Good his heirs and assigns forever & in and by the said recited deed recorded in the recorders office in and for Lancaster County in Record Book T Vol 6 page 475 relations being thereunto had will more fully appear. And the said Abraham Good the legatee during life as above mentioned died on the ---[9th] day of October [sic--September] Anno Domini one thousand eight hundred and fifty four after whose death the estate real and personal of said Margaret Powell deceased under her said Will and Testament did rest in peace and deeded to her children in equal shares and parts as herein before recited. Now Know ye and these presents Witnesfeth that the said Abraham Good and Elizabeth Good his wife in the County of Stark in the State of Ohio for and in consideration of the sum of Three hundred and Thirty three dollars and sixty six and one half cent lawful money to them in hand paid by Isaac Powell a son and devise of the said Margaret Powell deceased of Manheim Township Lancaster County aforesaid at and before the ensealing and delivering hereof the receipt whereof they do hereby acknowledge and confess by these presents have granted (bargained sold transferred released conveyed and confirmed and by these presents do grant bargain sell transfer release convey and confirm unto the said Isaac Powell and to his heirs and assigns The full equal undivided two sixth shares and and part of in and to all that certain lot or piece of land situated in said Leacock or Upper Leacock Township Lancaster County aforesaid Containing about three acres with a brick dwelling House a stable and other buildings thereon adjoining lands of Benjamin Landis on the South of David Stoltzfus on the east and north and Sarah Stock in the west. Being the same lot or piece of about three acres of land and buildings of which the said Margaret Powell deceased died seized and possessed the real estate devised to her children and for or to which the said Abraham Good her son a devise and party hereto acquired an undivided one sixth share and part thereof under her said last will and testament and he acquired also an other such undivided one sixth share from his brother the said Josias Powell as herein before is particularly mentioned and recited in respect to the same together with all and singular the rights members and appurtenances whatsoever thereunto belonging or in any wise appertaining and the reversions and remainders unto issues and profits thereof and also all the estate, right, title, interest, property, claim and demand whatsoever of them the said Abraham Good and Eliza beth his wife in law or equity or otherwise howsoever of in to or out of the hereby granted premises and every part thereof, To have and To hold the said full, equal, undivided two sixth share and part of in and to the said Brick dwelling house stable and Lot or piece of about three acres of land herein to be described with the appurtainces unto the said Isaac Powell and to his heirs and assigns to the only proper use benefit and behoof of the said Isaac Powell his heirs and assigns forever and the said Abraham Good and his heirs the said hereby granted premises with the appurtenance unto the said Isaac Powell his heirs and assigns against him the said Abraham Good and his heirs and a gainst all and every other person or persons lawfully claiming or to claim shall and will warrant and forever defend. In witnefs the said Abraham Good and Elizabeth his wife have hereunto set their hands and seals this --- day of ---- AD one thousand eight hundred and fifty four (1854) Sealed and delivered in the presence of us Abraham Good (Seal) G W Belden Emmanuel Bear Elizabeth Good (Seal) Received the day of the date of the within or foregoing deed of conveyance Of and from the within named Isaac Powell the sum of Three hundred and thirty three dollars and sixty six and a half cent, the Amount of the consideration within mentioned in full Witness present at signing Abraham Good State of Ohio County of Stark SS on the fourth day of December Anno Domini 1854 before me G W Belden presiding Judge of the Count of Common pleas in and for said County personally came the within named Abraham Good and Elizabeth his wife and acknowledged the forgoing deed of conveyance to be their act and deed and desired the same to be recorded as such according to law the said Elizabeth Good being of full age and by me examined separate and apart from her said husband the contents the contents thereof having been first fully made known to her declared upon such separate examination that voluntarily and of her own free will and accord she did sign seal and as her act and deed deliver the said deed of conveyance without any coercion or compulsion from her said husband Witness my hand and seal the day and year aforesaid G W Belden The State of Ohio Stark County SS I Leander Anderson Clerk of the Court of Common Pleas within and for said County do hereby certify that the Hon. George W Belden before whom the foregoing acknowledgement was taken is the presiding Judge of the Court of Common Pleas within and for said County duly commissioned and qualified and that the foregoing signature purporting to be his is genuine as I verily believe. O Recorder Additional Comments: Since the parents of the children mentioned in this deed were not married, the children did not all use the same surname. Some used the Good name and others used various spellings of Powell including Powel and Powl.
