WITNESSETH That the said John Johns & Catharine his wife & John Erb & Barbara his wife for & in consideration of the sum of three hundred & twenty pounds lawful money of Pennsylva. to them or some or one of them in hand well & truly paid by the said Conrath Meinser at & befor the execution hereof the receipt & payment whereof they do hereby acknowledge & thereof & of every part & parcel thereof do exonerate release & forever discharge the said Conrad Meinser his heirs exrs. & admrs. By these presents have and each & every of them hath granted bargained sold aliened ensoffed released & confirmed and by these presents do & each & every of them doth grant bargain sell alien enfeoff release & confirm unto the said Conrad Meinser his heirs & assigns A CERTAIN piece or parcel of land situate lying & being in Cocalico Township in the said County of Lancaster BEGINNING at a post standing in a line of Peter Bakers land thence North by West two hundred and four perches to a post, thence West by South two hundred & twenty four perches to a post thence South by East eighty eight perches to a white oake thence East by North one hundred & sixty five perches to a post, thence South by East one hundred & sixteen perches to a post thence East by North sixty one perches to the place of Beginning Containing one hundred & thirty seven acres and the usual allowance of six acres pct. for roads & highways (be the same more or less) (Which said piece or parcel of land is part of a certain tract of one hundred & ninety one acres of land & allowance which William Chancellor & Salome his wife by their Indenture dated the thirtieth day of May in the year of our Lord 1759, for the consideration therein mentioned granted & conveyed to the said John Johns & John Erb in fee and is part of a tract of three hundred acres of land which Henry Carpenter by Indenture bearing date the 21st day of December in the year of our Lord one thousand seven hundred & forty three for the consideration therein mentioned did give grant alien enfeoff & confirm unto the said Salome the wife of the said Willm. Chancellor by the name of Salome Wister her heirs & assigns forever as in & by the said Indentures reference to them being respectively had, may more fully & at large appear. TOGETHER WITH all & singular the houses outhouses edifices & buildings thereon erected & being and all ways waters watercourses woods underwoods trees fences profits priviledges advantages hereditaments & appurtenances whatsoever thereto belonging or in any wise appertaining (excepting & always reserving unto & for Mary the wife of Daniel Ferry her heirs & assigns the free right & priviledge for her and them at her & their free will & pleasure to make a dam or dams & watercourse or courses to swll & carry the stream of water that cross the said hereby granted premises over her’s to said Mary Ferrie’s adjacent land or meadow ground in order to water & refresh the same as contained reserved & expressed in & by the first above mentioned & recited Indenture) And the reversions & remainders rents issues & profits thereof and also all the estate right title interest use trust property possession claim & demand whatsoever both at law & in equity or otherwise howsoever of them the said John Johns & Catharine his wife & John Erb & Barbara his wife & each & every of them of in and to the said piece or parcel of land & premises hereby granted & every or any part thereof. TO HAVE & TO HOLD the said described piece or parcel of land Containing one hundred and thirty seve acres & allowance (more or less) hereditaments & premises hereby granted (or mentioned or intended so to be) with their rights members & appurtenances except as before excepted unto the said Conrad Mainer his heirs & assigns to the only proper use benefit & behoof of the said Conrad Meinser his heris & assigns forever. Under the yearly quitrent hereafter to grow due for the said hereby granted pemises to the chief lord or lords of the ee thereof. AND the said John Johns & John Erb for themselves severally & respectively & for their several & respective heirs executrs & admrs. do covenant promise & grant to & with the said Conrath Meinier his heris & ass. by these presents That they the said John Johns & Catharine his wife & John Erb & Barbara his wife & their & each of their heirs and all and every other person & persons whomsoever having & lawfully claiming or to claim any estate right title or interest whatsowever of in or to the said described piece of land & premises hereby granted with the appurtenances (except as before excepted) or any part thereof by from or under them or any or either of them shall & will from time to time & at all times hereafter upon the request & at the proper costs & charges in the said Conrad Meinier his heirs or assigns make do execute acknowledge or cause and procure to be made done executed & acknowledged all & every such further & other lawful & reasonable act & acts deed & deeds device & devices convenances & assurances in the law whatsoever for the further better more sure perfect & absolute granting conveying assuring & confirming the said described tract of one hundred & thirty seven acres of land & allowce. hereditaments & premises hereby granted (or mentioned or intended so to be with the appurtenances (except as before excepted) unto the said Conrad Meinser his heirs & assigns forever as by him or them or his or their Council learned in the law shall be reasonably advised or devised & required. IN WITNESS WHEREOF the said parties to these presents their hands & seals have hereto interchangeably set the day & year first above written. SS: Before me the subscriber one of his Majesties Justices of the Peace in & for the County of Lancaster personally appeared the within named John Johns & Catharine his wife & John Erb & Barbara his wife & acknowledged the within written Indenture to be their act & deed and desired that the same may be recorded as such according to law they the said Catharine & Barbara being of full age & by me privately & apart & out of the hearing of their said husbands, the acknowledged that they executed the same voluntarily & freely without any compulsion fear or threats of their said husbands, the within contents being first make known unto them.
