All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/lancaster/ _______________________________________________ West Cocalico township Written: June 5, 1890 Recorded: April 1, 1891 Willhamina Root to Sebastian S Root et all } This Indenture made the fifth day of June in the year of our Lord one thousand eight hundred and ninety Between Willhamina Root of the Township of Ephrata County of Lancaster and State of Pennsylvania (Widow) of the first part and Sebastian S Root and Martin S Root of the same place of the second part Witnesseth that the said party of the first part for and in consideration of the sum of Twelve hundred Dollars lawful money of the United States of America well and truly paid by the said party of the second part to the said party of the first part at and before the executing and delivery of these presents the receipt whereof is hereby acknowledged has granted bargained sold aliened enfeoffed released conveyed and confirmed and by these presents does grant bargain sell alien enfeoff release convey and confirm unto the said party of the second part their heirs and assigns. All that certain messuage or tenement and tract of land situate in the Township of West Cocalico County and State aforesaid bounded and described as follows to wit: Beginning at a stone thence by land now or late of Peter Martin Esq. Samuel Mellinger and Jacob Keller respectively South eighty eight degrees west sixty nine and one half perches to a stone thence by land late of Adam Lauck South one quarter degree East thirty six perches and seven tenths to a Maple tree thence by lands of Samuel Mentzer South thirty nine degrees and one half east seven perches to a poplar and South three and three fourths degrees East seven perches and three tenths to a stone thence by land of Samuel Hagy North Eighty eight and one quarter degrees East twenty seven and seven tents perches to a stone thence by land of William H Paul Esq North twenty four degrees East twenty four six perches to a Black Stump and North eighteen degrees East twenty six and seven tenths of a perch to a Black Stump and North eighteen degrees East twenty six and seven tenths of a perch to a white Oak and South eighty six and one half degrees East twenty six and one half perches to a Hickory thence by land late of John Roger North Eight degrees west twenty six perches to the place of Beginning Containing twenty two acres and ninety nine perches of land bbe the same more or less It being the same premises where Jacob H Shirk and Anna his wife by their Indenture bearing date the thirtieth day of March A.D. One thousand eight hundred and sixty five for the consideration therein mentioned did grant and confirm unto the said Wilhamina Root her heirs and assigns forever as by reference to said in part recited Indenture relative thereunto being had with more fully and at large appear. Together with all and singular the buildings improvements woods ways rights liberties privileges hereditaments and appurtenances to the same belonging or in anywise appertaining and the reversions remainders rents issues and profits thereof and of every part and parcel thereof, And Also all the estate right title interest property possession claim and demand whatsoever both in law and equity of the said party of the first part of in and to the said premesis with the appurtenances. To have and to hold the said premesis with all and singular the appurtances unto the said party of the second part their heirs and assigns to the only proper use benefit and behoof of the said party of the second part their heirs and assigns forever And the said Wilhamina Root for herself her heirs executors and administrators does by these presents convant grant and agree to and with the said party of the second part their heirs and assigns forever that she the said WIlhamina Root (Widow) her heirs all and singular the hereditamenents and premesis herein above described and granted or mentioned and intended so to be with the appertenances unto the said party of the second part their heirs and assigns against her the said WIllhamina Root her heirs and aginst all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof shall and with warrant and forever defend In witness whereof the said party of the first part to these presents has herunto set her hand and seal dated the day and year first above written Willhamina her X mark Root {seal} Signed and sealed and delivered in the presence of John C Martin S.L. Sharp Received the day of the date of the above Indenture of the above named Sebastian S Root and Martin S Root the sum of Twelve hundred dollars. It being in full for the consideration within mentioned Willhamina her + mark Root Witness John C. Martin S.L.
