M. Hamilton and wife [sic] Jane to David Gibson. Entered December 4th 1880. This indenture made the first day of April in the year of our Lord 1880 between Shepherd M. Hamilton and Jane Hamilton his sister, of the first part, and David Gibson of the second part, all of North Beaver Township, Lawrence County, Pennsylvania. ???? Witnesseth that the said parties of the first part for and in consideration of the sum of $9294.46 lawful money of United States of America into them well and truly paid by the said party the second part after before and delivery of these presents the receipt and whereof is hereby acknowledged, have granted bargained sold ???released, conveyed and confirmed and by these presents do grant bargain sell alien enfeoff, release, convey and confirm onto the said party of the second part his heirs and assigns All that certain tract of land situated in North Beaver Township, Lawrence County, Pennsylvania, bounded and described as follows: commencing at a stone at the northeast corner-thence South it _ East 137 and 32 hundreds perches by land of William M. McClelland and heirs of John Hopper-to a white oak-thence South 89 degrees west 136 and 5200 perches by lands of Allen and J. M. Nesbitt to a post-thence North 1 _ degrees west 89 purchased by land of J. M. Nesbitt to a post on the north side of the public Road in from Mount Jackson to New Castle-thence North 75 _ degree East 10 perches to a post-thence North 64 and half degrees east seven perches to a post-thence North 44 _ degrees east 26 perches to a post-thence North 39 half degrees east 21 and 24 hundreds perches two-way Hickory and post-thence South 89 degrees east 90 and 68 hundreds by lands of John L. Campbell and Mrs. M. McClelland to a stone at the place of beginning containing 103 acres and 43 _ perches strict measure. Being the same tract of land which Matthew T. Kennedy-sheriff of Beaver County-by indenture date of March 7, 1838 recorded in book No. 10 p. 329 conveyed the same to Matthew Elder and said Matthew Elder by indenture dated in November 3rd 1838 conveyed the same to James Hamilton which deed is recorded in the office for recording deeds in New Castle on June 4th 1850 and said James Hamilton by will dated June 28, 1851 Dooley probate in the registers office as New Castle June 24th 1858 bequeathed the said the state with the appurtenances thereon to his son Shepherd M. Hamilton subject to the payments of certain legacies and encumbrances which legacies encumbrances have been duly paid and satisfied by the said Shepherd M. Hamilton the present grantor. Together with ???singular it the buildings, improvements, ways, Waters, water courses, writes, liberties, privileges, hereditaments,in and appurintenances whatsoever thereunto belonging or in any wise to a pertaining in the reservations and remainders, rents, issues and profits thereof and all te estate, right, title, interest, but the property, claim and demand whatsoever of the said parties of the first part, in law, equity or otherwise housing cover all the, in and to the same and every part thereof to have been to hold the said tract of land with all the hereditaments and ??? hereby granted ??? intended so to be, with the appurtencenancesthe beam, in onto the said party of the second part his heirs and assigns to tender for it the only proper use and behalf and id party the second part his heirs and assigns forever. And Shepherd M. Hamilton and Jane Hamilton his sister and the said party so the first part for their heirs, executors and administrators do by these presents covenants, Grant and agree to and with the said party the second part his heirs and assigns that date the said parties of the first part their heirs all and singular the hereditaments and premises herein above described and granted or ???and intended so to be with the appurtenances into this a party the second part up his heirs and assigns against them this subpart is the first part and their heirs an against all and every other person or persons whomsoever lawfully claiming forth to claim the same for any part thereof shall and will warrant and forever affirmed in witness whereof set parties of the first part have to these present set their hands and seals dated the gain year first above written.
