Frederick Bower et Ux Deed to Peter Pfeiffer This indenture made the 15th day of April in the year of our Lord 1812 between Frederick Bower of Lower Mahanoy Township in the county of Northumberland and state of Penna. and Hanna his wife of the one part and Peter Pfeiffer of Tulpehocken Township in the county of Berks and state aforesaid of the other part. Whereon the late proper secretaries of the Province/Now State of Penna. their titlers patent bearing date this 17th day of Oct. A.D. 1750. Recorded at Philadelphia in Patent Book A Vol 15 p.527 did grant and confirm unto Conrad Weiser, Esq. and his heirs two tracts of land the 1st containing 309 acres, the other containing 66 acres and three islands in the river Susquehanna bounded and then situate as in the same letters patent mentioned and described & now situate as in the said Township of Mahanoy in the county of Northumberland, surveyed in pursuance of a warrant dated the 22nd day of June A.D. 1751. Containing together in the whole 866 acres and allowance of 6 Per Ct for roads as by said in part related Patent on the reasons in the said office may appear. And whereas the said profonitaries by their letters patent bearing date the 7th day of July A.D. 1755 recorded at Philadelphia in Patent Book No. 19, p. 112 did grant and confirm unto said Conrad Weiser, Esq. & his heirs a certain tract of land and some islands in the river Susquehanna bounded and then situate as in the same letters patent is mentioned and described as situate in the then Township of Augusta and in the county aforesaid containing together 356 acres 17 perches with allowance of 6 Per Ct. for roads as by the said in part recited patent on the register thereof in the said office appears and whereas the said Conrad Weiser, Esq. was in his lifetime and at the time of his death seized in his demesne as of fee/among others/in the County of Cumberland but now of a certain tract of land called dry land situate then in the county of Northumberland and in the Township of Penns containing 749 acres and a half and allowance as usual and also about 775 acres of land more or less adjoining the aforesaid tract called dry land in the county of Northumberland and whereas the said Conrad Weiser, Esq. bear seized of the several tracts of land and islands above mentioned amounting in the whole to 2642 acres and a half and 36 perches by the last Will & Testament dated the day of duly proven filed in the office of registrar at Reading in the county of Berks and in and by said Will & Testament (revised/enter alia) as follows/Viz/I give and bequeath to my children Philip, Frederick, Peter, Samuel. Benjamin, Maria Muhlenberg, & Margaret Fricker all those my lands beyond Kittockinney Mountain and to each of any other children, one eighth part a share of the whole. And whereas the said Philip Weiser is being seized of two eighths parts did defend and come to his three sons Conrad Weiser, Peter Weiser, Jabetz Weiser his only children and heirs and whereas the said Frederick Weiser, Peter Weiser, Samuel Weiser, Benjamin Weiser, Conrad Weiser, Peter Weiser, the younger, Jabetz Weiser heirs of Philip Weiser, Dec'd, Renig Muhlenberg, and Mariah his wife and Anthony Fricker and Margareth, his wife, by force and virtue of said related wills and testaments did make full and complete partition of the before mentioned several tracts of land and islands by which partition there was allotted to the said Anthony Fricker and Margareth his wife, a part of the first before mentioned tract of land containing 84 acres with allowance. The second mentioned tract of land containing 66 acres with allowance and an island in the river Susquehanna lying opposite thereto containing 204 acres with allowance. Containing together in the whole 354 acres & allowances as well more fully appears by their Deed of Partition dated the 24th day of Sept. AD 1733. Reference thereunto being had appears. And whereas the said Anthony Fricker and Margareth, his wife, formerly Margareth Weiser, by their deed bearing date the 11th day of Aug. AD 1775 , Record in the office for Recording Deeds in the county of Northumberland in Deed Book A, p.309 did grant, bargain, sell, and convey the last before two mentioned tracts of land and island containing together 354 acres with allowances unto James Keimer, his heirs and assigns, forever. And whereas the said James Keimer by his last Will & Testament dated the 28th day of Mar. AD1786 duly proven, filed in the Registers office in the county of Lancaster and in by the same Will and Testament among other bequests and devises did give and bequeath unto his grandson, James White, his heirs and assigns, forever in manner following, that is to say, all my island in the river Susquehanna about 200 acres be the same more of less. One other tract of land containing about 66 acres and one other tract of land containing about 41 acres more or less joining on Titler reasons be the same in part recited Will & Testament may appear. And whereas the said Commonwealth thereby their letters Patent bearing date the 6th day of Feb. AD 1806 enrolled in the Rolls Office in Patent Book No. 33, p. 155 (or 166) did grant & confirm unto James White & his heirs a certain tract of land called addition bounded & situate as in the same patent as mentioned and described surveyed in pursuance of the warrant dated the 14th day of Feb AD 1774 granted to Anthony Fricker who by his Deed dated the 11th day of Aug. AD 1775 conveyed the same to James Keimer who is since deceased having first made his last Will & Testament in writing having date the 28th day of Mar. AD 1784. Devised the above tract of land and called addition to the said James White containing 52 acres and a quarter and allowances as by said in part recited patent on the record thereof in said office may appear. And whereas the said James White and Charlotte, his wife, did by their deed bearing date the 25th day of June AD 1807 for the consideration therein mentioned, did grant, bargain, sell, and convey unto Henry Krebs, his heirs and assigns, forever the same tract of land 1st above mentioned containing 66 acres and allowances as in the said in part recited deed reference thereto had may more fully and at large appears & whereas the said Henry Krebs and Barbara, his wife, by Indenture under their hands and seals bearing date the 17th day of June AD 1807 for the consideration thereon mentioned. Did grant and confirm unto Frederick Bower and to his heirs and assigns a certain tract of the last above described tract of land bounded & described as follows to wit: Beginning at a Hickory thence down Susquehanna River the courses and distances as follows South 37 degrees West 28 perches, South 34 degrees West 12 perches thence South 24 degrees West 30 perches thence South 39 degrees West 17 to an Ironwood thence South 45 degrees East 29 perches and a half to a hickory thence by land of John White and Anthony Fricker North 45 degrees East 70 perches to a stone thence North 42 degrees West 11 perches to a Hemlock on Fitters Run thence by land of said Anthony Fricker, North 46 degrees East 12 perches to a white oak thence by the same North 39 degrees West 39 perches to the place of beginning. Containing 19 acres of land & allowance of 6 Per Ct for roads be the same more or less in & by said last recited Indenture. Relation thereto being had may more fully & at large appear. Now this indenture witnesseth that the said Frederick Bower & Hanna his wife for & in consideration of the sum of 193 pounds lawful money of Penna. to them in hand paid by the said Peter Pfeiffer stand before the investing and delivery hereof the receipt whereof they do hereby acknowledge and thereof acquit and forever discharge the said Peter Pfeiffer, his heirs, executors, and administrators by these presents have granted, bargained, sold, aligned, enfeoffed, released, and confirm unto the said Peter Pfeiffer, unto his heirs and assigns, all that the above last mentioned, described, and recited tract piece or parcel of land situate lying and being in said township of Mahanoy and county of Northumberland aforesaid by the limits & distances before particularly described containing 19 acres of land and the usual allowance of 6 Per Ct for roads as aforesaid. Together with all & singular other the 3 houses on these as buildings, barns, stables, ways, woods, waters, watercourses, rights, liberties, privileges, hereditaments, and appurtenances whatsoever thereunto belonging or in any wise appertaining & the reversions & remainders rent, issues, and profits thereof. And also all the estate right to the interest property claim and demand whatsoever of them the said Frederick Bower and Barbara his wife in law or equity or otherwise howsoever of into or out of the same. To have and to hold the said messuage or tenement and tract of 19 acres of land and allowance of 6 Per Ct aforesaid hereditaments and premises hereby granted or mentioned intended so to be will their appurtenances unto the said Peter Pfeiffer, his heirs and assigns, to the only proper use and behalf of the said Peter Pfeiffer, his heirs and assigns, forever and the said Frederick Bower for himself, his heirs, executors, and administrators, doth covenant, promise, grant, and agree to and with the said Peter Pfeiffer, his heirs and assigns, by these presents that the said Frederick Bower and his heirs the said last above mentioned and described tract piece or parcel of land, hereditaments, and premises thereby granted or mentioned or intended to be with their appurtenances unto the said Peter Pfeiffer, his heirs and assigns, against the said Frederick Bower and his heirs and against all and every other person or persons whomever lawfully claiming or to claim by from or under him, them or any of them shall and will warrant and forever defend by their presents in witness whereof said parties to these presents have interchangeably set their hands and seals, Dated the day and year first above mentioned. Received on the date of the above written Indenture aforesaid from the therein named Peter Pfeiffer, the sum of 193 pounds in full for the consideration money therein mentioned. Witness my hand Frederick Bower, testa (illegible name 1), (illegible name 2) Northumberland County fs before me the subscriber, one of the Justices of the Peace in and for said county personally appeared Frederick Bower and Hanna, his wife, the grantors in the above Indenture named and duly acknowledged the same to be their act and deed & desired that as such it may be recorded according to Law, she the said Hanna being of full and lawful age and separate and apart from her said husband by me examined the contents thereof knowing voluntarily consenting thereto.
