Between Robert Robb of Muncy Township & John Macpherson of Buffalo Township in the County of Northumberland & State of Pennsylvania Esq's of the first part. And David Ireland of Turbutt Township in the County & State Afs. Yoeman of the Other part. Whereas in Persuance of all dated the 27 th day of April in the year 1772 granted by the late proprieters of Pennsylvania unto Patrick Redman for the Surveying unto him a certain tract of land Situate on Limestone run in the Forks of the River two or three Miles from where the said run empties itself into the West Branch, late in Berks County now in the County of Northumberland Afs. These were South sixty five degrees west fifty perches to a black oak., thence by Vacant Land north twenty five degrees west seventy nine perches to a rock, thence by Vacant Land South Sixty five Degrees west one hundred & seventy three perches to the first mentioned Black Oak & place of beginning Containing two hundred & Seventeen & one half acres of land and an area of Six for Gt gof roads & highways etc_ And Whereas the said Patrick Redman by his Certain Indenture being dated the 24th day of July 1771 Did grant bargain and sell the lands & tenements afs. Unto Robert Magaw Esq. Inspect And Whereas the said Robert Magaw by his Certain Indenture bearing Date the 8th day of October 1774 did grant bargain and sell (among other things) the afs. Land Tenements & promises with the Appurtenances unto the said Robert Moodie in principle as by the said Indenture recorded in the recorders office at Sunbury in and for the County of Northumberland in book G page 136. & or at large Appears: And Whereas the said Robert Moodie afterwards died having first made his last will and testament in Writing Bearing Date the 11th day of August in the year \or our Lord 1778 And thereby did appoint assign Wm. McClay & William Plunket Exec's of the said will; and whereas the said Robert Moodie by the said will did Desire that all his lands or real estate whatsoever as the Exigency of his family should require, be sold by his executors and thereby did Empower his said executors or any two of them to sell convey & make over to any purchasers parts such parts & parcels of his said Estate and lands be deemed requisite : And Whereas afterward the said last will & testament of said Robert Moodie was duly proved before the Register of the County of Northumberland afs. And where in his Office in Book A. Page 36 And Whereas the Executors afs. Refused to take on themselves the Burden of the Executors of the said Will & Absolutely renounced their Interest therein Whereafter Administration of all singular the goods & Chattles rights & Credits of the said Robert Moodie Deceased with a copy of the will afs. Their desire was granted in due & Common form of law unto Robert Robb, John Macpherson, & David Ireland afs. By the recorder remaining in the Office of the Recorder at Sunbury appears at large: And Whereas Divers Expenses Arrangements in the family of the said Robert Moodie have happened & cometopass. Whereby it became absolutely necessary to sell & Dispose of a parcel of the real Estate of the said Robert Moodie Deceased. Now this Indenture Witnesseth that the said Robert Robb, John Macpherson, for & in consideration of the sum of one hundred & sixteen pounds and five shillings in gold & silver current money of Pennsylvania to us in hand paid by David Ireland the weight and payment whereof we do hereby Acknowledge. Do grant bargain sell alien confess release & Confirm that by these present do grant bargain sell alien confess release & Confirm unto the said David Ireland his hiers and assigns the following piece or parcel of land being part of the land of the afs. Described Tract Beginning at a rock by David Ireland's land south twenty seven degrees east one hundred & sixty five perches to a Black Oak, thence by Limestone Ridge north Sixty three Degrees east eighty seven perches to a post, thence by ?? Land north Eleven Degrees west one hundred & thirty five perches to a post, thence south seventy seven degrees west one hundred perches to the first mentioned rock & point of Beginning Containing ninety three acres with allowance of six acres for roads & highways with all & singular the ways woods waters water courses rights liberties privileges Acreditaments Apperturances whatsoever there unto belonging or in any way wise appertaining to the revenues and remainders rents issues & profits thereof To have and to hold the last Described Tract of land & tenements hereby grant or meant mentioned or intended so to be with the Apperturances unto the said David Ireland his heirs and assigns So the only proper use benefit & behalf of him the said David Ireland his heirs and assigns forever: In Witness whereof the Justice afs. To these presents have Interchangeably set their hands & seals the day & year first above within: Robt. Robb [seal] John Macpherson [seal] Sealed & Delivered in the presence of us Alexander McDonald, James Duncan; Received the 7 day of November Anno D. 1792 from David Ireland the sum of one hundred & Sixteen pounds 5/ lawful money of the State of Pennsylvania it being the consideration money in full with mentioned: Received for mr. Robt. Robb, John Macpherson test. of Sum Sworn: James Duncan, Northumberland County Ws. Be it known that in the 29th day of January in the year of our Lord 1793. Before me John Simpson Esq. One of the Justices of the peace in and for the County afs & Personally Comith Robt. Robb and John Macpherson the grantors above mentioned Who in due form of law did Acknowledge the above written Indenture to be their act & Deed to the intent it may as such be entered on Record According to law as Witness my hand &Seal the day & year Afs.
